I don't like Rohan Builders, anymore. Since, I have started blogging.

Now, I make it a point to criticize Rohan Builders' project, as harshly as I can. I try my best to find a flaw in Rohan Project. Pathetic location. Poor planing. Senseless advertising. Most of the time, I am successful in my mission. But, no one takes me seriously.

So what? I haven't given up.

Using effective advertising to sell average quality home at an irrationally high property price must be stopped.

I am going to keep on criticizing the builders like Rohan who do effective advertising.

Till Pune property buyers realize that good advertising doesn't mean that property will be good.

Till Pune property buyers realize the difference between good advertising and good reputation of builder.

I know, it's not a battle against the builder. It's a war against real estate advertising.

The only way to win this war against real estate advertising is to share information.

The only way to win this war against advertising is to critically analyze the property.

The only way to win this war against real estate advertising is to start serious conversation among the property buyers.

So, the mission of my blog is to share info, analyze & start conversation about a good property in Pune real estate market. Like Siddhashila Eira (www.siddhashila.com) at Punawale. Before it is launched. Before the sample flat is ready. Before the advertising campaign is launched.

Particularly, the first project by the builder who was with Rohan Builders for a decade.

For me, it's an opportunity to show how the disciple is better than his guru.

How rationally priced, well planned property at a good location needs no advertising support.

  4. Ravi, please share more information about Punawale if possible, does it come under PCMC? Reason to ask about this is to assess availability of two basic amenities - electricity and water. I see some water tanks on the horizon there in the picture, often seen in small villages (one similar was there at wakad too), will water come from there? How inside this project is from highway or any other main road? Why is "Eira" claiming uninterrupted view of horizon. Are there any reserved forests around? Is access to this site easy or one has to cross through rough unmade road? Also not clear about images you've showed there - are those of "PROPOSED" sample flat :D...what else is banked upon PROPOSED infrastructure if any...

  5. The loading on 2BHK is 30% and that on 3BHK is 37%. Why the difference?
    BTW, both percentages are calculated by me using the 100% terrace area(which itself is a farce), else the loading crosses the 40% mark.
    Also looks like the psf rate is 4000 Rs. At Punawale!
    So in what way is this project different from other loot-oriented real estate projects in PCMC and Pune?

    next to you project, which is offering penthouse in price of flat.Next to yours

  8. There are some properties in the same area in punawale, which still has the per sqft rate below 3500Rs (HBC group- 3150Rs per sqft), why such a huge difference between them and Sidhhashila group ?
