"Can i trust this builder?"
If the project is big - you ask me about - timely possession.
If the project is over advertised - you ask me about - the quality of construction.
If the project is by a not so known builder - you ask me - Is this builder reliable? Can i trust this builder? Will he complete the project? On time? How about the quality of construction?
Generally, my answer is:
When you pay the builder in advance and sign an agreement which is completely in the builder's favor - why any builder will give timely possession and good construction quality? Common sense!Then i ask the caller - Are you in IT? Mostly, he says - Yes!
Have you heard about SQA - Software Quality Assurance.. - i ask. Mostly, he says - Yes!
"Know about CIDC- CQRA Certification? - I ask. Mostly, the caller says - No!
Quality builders, like my neighbor Pethkar Projects' Balwantpuram Samrajya and Grand Stand in Kothrud, do third party quality audit of their construction at every stage.
But why any builder near Hinjewadi and Kharadi would do it? - i ask the caller.
Who questions me - Why not?
Because, IT Guys buy properties in those areas - I answer.
The caller understands and says - you mean to say that IT Guys are fools?
You said it! - i start laughing.
You are going to risk your life & money. You are not going to stop booking a flat at launch or at the under construction stage. You don't have the guts to demand third party quality assurance from your builder. And i can't give 'character' & 'quality' certificate to every builder. What should i do?
My experience said - Ravi Karandeekar, why not write about the builders who personally supervise the construction of their sites? Because, generally, these builders try to complete the project on time and offer acceptable construction quality.
So, i started asking - Do you know any builder who knows about construction and visits his site everyday for at least 2 hours?
You know what were the answers?:
"Are you joking? You know what? Many builders read your blog to find out what is going on at their sites!"
Mr. Ravi Karandeekar, you have been in real estate advertising for many years. Many small & big builders were your clients. You know the typical builder's calender - daily schedule. Around 11 am, a builder comes to office. Looks after accounts & finance. Talks to landlords, land brokers. By noon goes to architect's or lawyer's or Corporation or Town Planning office and goes home for lunch. After a short siesta, wears new clothes & perfume and comes back to his office around 4 - 5 pm. Then for the next 2 - 3 hours, he abuses his staff. Then a builder goes for some 'important' appointment at his favorite joint. In this busy schedule, who has the time for the site visit?True! For most of the builders, small or big, execution - construction - is not important. Some junior member of the family or staff looks after the construction. Generally, these guys have less power, no financial authority and limited knowledge about construction. So, obviously, they can't deliver quality. So, there was no point to consider these guys.
But, i was sure that i will find at least a couple of builders who work like the small scale industrialists. A builder who doesn't spend a day in the air conditioned office but visits his site too!
Thanks to Mr. Sanjay Daga of Suraj Info (www.surajinfo.com)! He told me about Mr. Arun Kharde-Patil. Suraj Info is marketing "Woods Royale", Kharde Patil Project of 2 BHK & 3 BHK Flats, behind Wonder Funkey, at Dukkar Khind, on Mumbai Bangaluru Highway, at Kothrud, Pune 411 038.
When i asked Mr. Daga - where can i meet him? He said at the site of Woods Royale. I was going to ask Mr. Daga whether he is a struggling builder? Is this his first or second project? - but, i asked him, "Does he have an office?"
"Kharde-Patil is in construction line for last 20 years," Mr. Daga said and gave me a long list of his completed projects!
I was very much convinced that Mr. Arun Kharde-Patil is Mr. Right and went to see him at "Woods Royale Kothrud". As per instructions of Mr. Daga, i decided not to tell Mr. Kharde-Patil that i am searching for the builders who visit their sites. Instead of that, i was going to tell him that i want to write about Woods Royale Kothrud.

When i reached the site of Woods Royale (www.khardepatil.com), i was shocked to see that the construction of one building has already started. Preparation of casting second slab was going on.
"But this project is not yet launched, right?," I asked the representative of Suraj Info. He told me that I was right.
"In that case, what are you doing here?," i asked.
"Giving info to the walk in property buyers and those listed in Suraj Info's database - we have informed & invited them all - so i am busy the whole day," he said.
"Yes! I can understand - this is Kothrud!," i said.
I told him that i want to meet Mr. Kharde-Patil. He called him and gave me the phone. As planned, i told Mr. Kharde-Patil that I want to write about "Woods Royale". He told me to get information from the representative of Suraj Info. When i insisted on meeting him, he told me to wait for a few minutes. He was at the far end of the site with his consultant.
To convince that my intention was to write about his project, i paid attention to the representative of Suraj Info -
Woods Royale is a project of 2 residential buildings. At present the booking and construction of A Building is going on. A Building has 2 staircases & 2 lifts.
6 story A Building of Woods Royale has all 2 BHK Flats. 12 units per floor. Total 72 units. A 2 BHK Flat in A Building comes in 3 sizes - 1) 668.25 Carpet + 60 sq.ft. Terrace. 2) 735.50 Carpet + 129 Terrace 3) 774.75 Carpet + 149 Terrace.
All 2 BHK Flats have space for shoes at the entrance of the flat! Every 2 BHK Flat has 2 terraces - one attached to living or dining - second attached to bedroom. Every 2 BHK Flat, certainly, has a dry balcony - it is called utility space.
When i saw that Space Designers Syndicate is the architect of Woods Royale, i realized that there is no point in being critical about the planning. Because, when Space Designers is the architect - you can be sure that - this must be the best possible plan for this plot of land.
As expected, the property rate at this point of time is Rs. 4,488 per sq.ft. Including MSEB, Society Formation, Development Charges, 1 Year Maintenance, Stamp Duty, Registration Charges - the property prices of 2 BHK Flats in Woods Royale vary from Rs. 50 to 62 Lakhs + Legal Charges + Service Tax + VAT.

I was meeting Mr. Kharde-Patil for the first time. But i recognized him immediately. Because, i saw someone looking like an army officer - standing on the slab of the A Building.
"Is that Mr. Kharde-Patil?," i asked the representative of Suraj Info. When he confirmed, i, somehow managed to climb the shutters of the staircase and went up to him.
"You can go if you have got the necessary information!," Mr. Kharde-Patil said.
"How can i go without meeting the builder who is personally supervising the shuttering work of the slab? In the last 20 years, very rarely have I met a builder like you!," i said. And added that - in fact, you don't look like a builder - i thought you were an army officer!
"Yes, i am not a typical builder! I get up early. Go for a long walk. Do Pranayam Regularly. Play badminton. Come to office at 10. After finishing office work - half a day - everyday - i am at the site - here or at Chinchwad," said Mr. Kharde-Patil.
"Not only this! You don't advertise much - start construction before - launching the project - drive Scoda - not BMW or Mercedes - no lavish site office and show flat - so unusual!," i said.
"Why should i spend on launching? My banks give me project finance. As much as i want. You know? People are wise - because of advertising - they visit the site but book only when they are sure that the project will be completed!," Mr. Kharde-Patil said.
"True but show flat gives at least some idea...," i said.
"I am going to make a sample flat - actual - real flat - on this first floor - where you are standing - come and see my quality," Mr. Kharde-Patil said.
"Yes! You know? Quality & timely possession are big questions! What do you do about it?," i asked.
"I come to the site. Supervise the work. Don't let the work stop because of lack of raw material. Personally buy & check the quality of material, fittings & fixtures. Pay my suppliers on time - so I get the best rate. I am a farmer's son. I know that to get a good crop you have to use good seeds and take care of your fields!," Mr. Khrade-Patil said.
"But if one has to slog so much - why will anybody become a builder!," i said.
"That i had to think before taking admission to engineering - now, i have no option but to be honest with my profession!," Mr. Kharde-Patil said.
"I must take your photo!," i said.
"Take it but don't print it anywhere - write about my project - not about me," Mr. Kharde-Patil said.
Of course, I told Mr. Kharde-Patil that i will write about his project. But, you will agree with me that i should be honest with my profession and post the photos of the builder who visits his site and supervises the construction!
