I consider Kanhe, between Vadgaon & Kamshet on Pune Mumbai Railway Line, as the best investment destination in Pune real estate market. However, for me investing in a property at Kanhe is more of a emotional choice than a financial decision.

May be because, for a few childhood years I have lived in a small town on a hill and seen grownups taking a train to office to Pune. Or may be because, at some point of time, for me romance was to take a train at Pune Railway Station and be with my loved one every weekend.

Ever since one of my friends launched Ozone Park, weekend bungalow plots' scheme - 26 kms from Kanhe - at Dahuli, i started urging other friends to launch a residential housing project at a walking distance from Kanhe Railway Station.

So, obviously when Elite Landmarks launched Elite Green Acres and Dajikaka Gadgil Developers launched AnantSrishti at Kanhe, i was really happy. Happier than the relaunch of Magestic N A Bungalow Plots with Collector Sanctioned Layout as B U Bhandari Landmark's Belleza!

And recently, when Namrata-Jalan Group launched their "Ecovalley" - a project of 800 'Economically Ecofriendly Homes', i was sure that now is the time to invest in Kanhe. As a first step, i purchased a time table and started taking Pune Lonavala Local Trains than PMPML buses.

I was about to take a season ticket, a monthly pass for local trains between Pune Junction and Lonavala, when in one property exhibition i happened to visit the stall of Collina. After reading this you can understand that before i stepped into the site office, i was completely in favor of Collina at Kanhe (www.bharuchaandsons.com). I enjoyed a 10 minutes walk from Kanhe Railway Station to the site of Collina as much as the 60 minutes train journey from Shivajinagar Railway Station.

I didn't get offended when someone rudely asked me - "What do you want?" - as soon as i entered the site office. I introduced myself to the sales executive. Showed him 'Ravi Karandeekar's Pune Real Estate Market News Blog' on my iPad. And requested him to tell me all about Collina. Assuring that i will write exactly whatever he tells me about Collina. Warning him that my impression about his project would be read and taken seriously by many who would like to invest in Collina.

I was doing this not to boast about me but to motivate him to give his best. After all, it was not only about Collina - it was about my favorite investment destination in Pune real estate market - Kanhe!

When the sales executive started talking about 50 years of Bharuchas, i requested him not to tell me what i have already read on his website - www.bharuchandsons.com! And added that - "I know that your company's past was glorious and I already know that your company's future is bright! But, i am concerned only with your present!! So, please, tell me about Collina at Kanhe!"

"From today itself - we have increased the property rates of Collina!," the sales executive said.

"Now that's what i want to hear! Go on - you are doing great! Give me the new property price list of Collina!," i said.

"No power! So, couldn't made copies of the property price list!!," the sales executive of Collina said.

"Never mind! Now, please, explain the layout and floor plans of Collina. Show me those 3 Tata Nano Cars, 10 Washing Machines & 50 Mixers," i said.

The sales executive of Collina at Kanhe opened the brochure and told me to look at the layout of his 14 acre project. At this point of time out of 6 towers only 3 towers are open for booking - Iris, Tulip, & Carnation. All these towers have 11 floors with 2 lifts and 2 staircases. Out of that only 5 floors of each tower are sanctioned. Environmental clearance is not yet received. Files are submitted to the banks and in a couple of months Collina at Kanhe will get the APF numbers. In a couple of weeks, construction of Collina at Kanhe will start and possession of these towers will be given in December 2013.

In the last 2 - 3 months, in every exhibition, i have heard these claims. Which actually discouraged me to take Collina at Kanhe seriously. Now, since i have come down to the site of Collina at Kanhe, i requested the sales executive to tell me something encouraging.

Every flat in Collina at Kanhe is open from 3 sides, the salesman told me. Because of this, there would be ample of light and ventilation in your flat. And to enjoy the beautiful view, there is 3 feet 6 inches wide balcony for even a 1 BHK & 1.5 BHK Flat in Iris at Collina at Kanhe. Whereas, every 2 BHK Flat in Tulip and a 2.5 BHK & a 3 BHK Flat in Carnation has both - a 4 or 5 feet wide terrace attached to living - as well as 3 feet wide balcony for the bedroom. I liked the small size of the terrace, which would be useless in the monsoon. Why pay more for these terraces which you can enjoy only 8 months in a year?

"What are the carpet areas of these flats?," i asked.

"At Collina we give only saleable areas," the sales executive said. When he started telling me the saleable areas of each flat, i requested him not to waste his time. Saleable areas don't mean anything to me. As a law abiding citizen, i want to know the carpet area of a flat and as an individual i am interested in the actual usable space inside the 4 walls. No carpet area means not telling me how much value i am getting for my money.

For a moment i kept on looking around. Wondering what I am doing at Collina at Kanhe. The 14 acre project has no environmental clearance. Only 5 floors are sanctioned. Only 3 towers are opened for booking. Banks have as yet to approve this project. As per the law, carpet area is not given in the brochure. Construction has not yet started. At least i should value my time and money. Was it wise to spend 4 hours of my life and 20 rupees of train ticket to have a look at the first time builder's daydream?

Ravi Karandeekar, you are absolutely right! You are here not here to buy a property - but, to write a blog about Collina at Kanhe. You know that, at this point of time, very few would be considering Collina as a home - as a residence. Majority of your readers will consider it as an investment in real estate. These Pune real estate investors of yours, love builder's daydreams.

In fact, many of your readers are more interested in starting one more EMI than sanctions & approvals of the project and ethical business practices of the builder. More than getting value for money, many Pune real estate investors are interested in giving away those 5 lakhs, 7 lakhs, 10 lakhs laying in their bank account. These monies make them uncomfortable. Keep on pinching them day and night. By coming down to Kanhe and writing a blog about Collina, Ravi Karandeekar, you are showing them one more way to get rid of that 'excess money' in their bank account and an opportunity to start one more EMI!

Don't be mean, Ravi Karandeekar. Stop criticizing the builder. Start admiring the builder for proving an investment opportunity for your readers. A few years ago, your readers could buy a home in Pimple Saudagar and an investment property in Wakad or a home on D P Road Aundh and invest in Baner Balewadi. Now, that's out of their budget. So, admire the builder for starting a project at Kanhe and creating an investment option for your readers. Don't see whether the property price is right or not. See that the builder has priced it exactly in your readers' budget. 1 BHK Flat for 18 Lakhs. 1.5 BHK Flat for 20 Lakhs. 2 BHK Flat for 26 - 27 Lakhs. 2.5 BHK Flat for 34 - 35 Lakhs. And a 3 BHK Flat for 39 - 40 Lakhs. Congratulate the builder for doing his homework.

Look at the larger picture, Ravi Karandeekar! See what a great social service your real estate investors are going to do. Admire them for creating cheap rental housing for industrial workers in Pune and Pimpri Chinchwad. Because of your readers, someone working in a small scale industry in Takave, who can't afford to buy a home, by paying nominal rent, would be able to live in Collina at Kanhe. Why? All because of unselfish real estate investors! Instead of investing in their own homes to make it more comfortable, these real estate investors of yours are living and earning to supply homes for others, to provide funds to the builders and to increase the profitability of Indian and Foreign Banks.

Hope! World runs on hope!! Your readers completely believe that whatever happens, real estate will keep on appreciating. Fair or unfair, property prices will keep on rising. And good or not so good, property will be always considered as a marketable asset and will increase their personal worth. Banks can keep on increasing interest rates of home loans but their investment property will always give more returns than the bank deposits.

Ravi Karandeekar, have a complete faith in these beliefs of your real estate investor readers. Stop being rational. Keep in mind that the one who can count money becomes a cashier and not a real estate investor. Remember that one who can understand profit and loss & return on investment becomes a chartered accountant and not a real estate investor. And, Ravi Karandeekar, your readers are born real estate investors.

"Let me show you the show flat," the sales executive of Collina at Kanhe said.

"Is it 1 BHK's or 1.5 BHK's show flat?," i asked.

"Show Flat is of 3 BHK!," the sale executive said.

"Obviously, only number of units in the project is not enough reason to make a show flat. There has to be something worth showing in the plan! Right?," i asked.

"Yes! Our fully furnished show flat of a 3 BHK is really good!," the sales executive said.

"But you will give it without furniture. Right?," i asked.

"Yes! Of course, without furniture!!," the sales executive said.

"Wait! Is this the Tata Nono you are giving away to the winner?," looking at the car parked near show flat i said.

"Yes! We have declared the winners but will give away Nano only after the winner signs the agreement!," the sales executive said.

"Of course! After the agreement. With the engine, but without petrol!," i said.

Furniture in the sample flat was really good. But i was thinking about 1 BHK & 1.5 BHK Flats in Collina at Kanhe. Good that my real estate investor readers don't care much for good planning. In fact, now a days, even the home buyers also only look at the property price. And not the plan of a flat. What matters to all is only the property price and not even the maintenance cost of the property.

So, why bother whether a small family can live comfortably in a 1 BHK Flat in Iris at Collina at Kanhe or not?

Why criticize the 4' x 4' entrance lobby of a 1.5 BHK Flat in Iris at Collina?

Why take objection to the kitchen of a 2 BHK Flat in Tulip in Collina at Kanhe which opens in the duct in which the windows of toilets open?

At Kanhe it doesn't matter if at night you use the balcony, instead of an attached toilet of a bedroom of a 2 BHK Flat in Tulip in Collina. So, what difference it makes if both the doors are side by side?

When an investor is not going to live in this 18 Lakh Rupees' 1 BHK Flat or a 1.5 BHK Flat of 20 Lakh or a 2 BHK Flat of 26 - 27 Lakh - why should he take an objection about not providing dry balcony?

Because of all these defects, maximum, what will happen? The investor will get less rent! Anyways, who bothers about rental income! All Pune real estate investor looks for is an appreciation! And in Pune real estate market appreciation do not depend upon the planning. Truth is, in Pune real estate market, any property just appreciates!

You know what? Ravi Karandeekar, you start believing in the emotional intelligence of Pune real estate investors and then you will understand why buffaloes can fly!

    Why you are so confident about appreciation of property in this project. Its complete proper village, the railway is the only connecting media with city. Roads are real bad upto Old mumbai - pune road, and you have nothing around.

    1. Though the concept is not good, i hope, the builder will execute - construct - it well. Like an entertaining Bollywood film based on masala script. Why not give some benefit of doubt to a construction contractor and construction raw material manufacturer turned builder?

  3. Who would stay in those remote flats? They would better rent near/in corporation limits. I doubt if affluent people go for weekend bunglows at Kanhe like, SiddhiVinayak's Vision County, B. U. Bhandari Landmarks' Belleza, Ozone Park, Prithvi MultiCon Saidham.

  4. You have done a nice fundamental analysis of the Project, but the Pune real estate investors always harp the tune of growing real estate market. They generally tend to use the technical analysis, which just shows the upward bullish trend for every script...
    Pune real estate investors always sing the success stories of past for every opportunity. Someone like you is trying to tell them that "Past Performance is No Guarantee of Future Results", rather i would put it as "Past Performance is No Guarantee of Future Results in each and every investable opportunity." But they don’t seem to understand it clearly.
    Investors should not compare Apples with Oranges and expect the same juice from both. All projects have their own fundamentals, and every township cannot pull it out as Magarpatta did (which I am sure is still pulling it….).
    This Makar-sankranti, i do pray that people don’t just get Til-Gul and God-God words for their hard earned money, they really do get sweetness.

  5. Thanks Ravi for sharing I agree with you on the point that today the price more matters for the buyer and investor. Then the occupied space or the area in sq.ft. Even I itself feel about the price rather than area. Good analysis I am sure people who are willing to by properties or for investment will find your analysis very fruitful for them.

  7. Thanks Raviji for your useful outlook. You have drastically changed for being from the builder industry man to becomming a expert commentator. I like reading your blogs which provides useful information.
    I truely believe that house prices are overinflated and the main reason being 200- 300% profit that the builder make. I would like to see a revoultion in pune where puneties that are looking at houses just as investmnet option not buy these pricey properties which in trun would make the builder to reduce the profit margins and giving houses in decent prices. In your blogs you should do something about this.

    1. Mrs Joshi, its really a good thought indeed. But quite tough to see it becoming a reality. The cruel truth is, there is always someone waiting with a loaded cheque book / bag of cash who buy the property at any price without a second thought. If we don't want to buy it at that price, no problem, the population is so large, that there is always someone else. In Pune, highly paid young people in IT companies and other MNCs don't think much before buying a property even on an illegal land (I'm afraid I also work in an IT Co, but never manage to dream about these costly houses.) So the prices stabilizing is a bit impossible now. Simply because everyone wants to reap in the benefits. The builder, the suppliers, the government, the clearance giving bodies like environment ministry and all the lot. Who cares if you and I can buy a home in that mega township or not? There are "affordable homes" for you and I made available by the hon'ble government and officials. At least their documents and reports say so on paper................The damage is done, now no turning back probably.

    I believe this was the scene early in Jan.. How are the conditions now? I am planning to visit the Collina this weekend... I got the Price and the rates are not changed much I believe... Getting a 1.5 BHK for 20 lakhs at say half an hours journey from Hinjewadi is what makes us to think about this... Will it be a good idea to go for it considering we want to buy this for not an investment but to reside say after 2 or 3 years? I did look at Wagholi as option earlier but heard of Water problems in that place... I also enquired Life Republic in Hinjewadi its way too costly 60 laks for 2 bhk... This seems to be a very good deal on Paper not sure if its just on Paper.. Please suggest your valuable thoughts and thanks for your time....
