We all want to slap someone. Thanks to Harvinder! Now, we know that slapping someone is easy!

However, after meeting Saurabh and Rashmi at The Times Property Exhibition, at Le Meridien Pune, this weekend, i realized that slapping someone else is not going to solve their issue. And the issues first time home buyers in Pune are facing. Particularly, those who are forced to live in East Pune. Around Eon IT Park. In Kharadi, Wagholi and Lohegaon.

You can't slap all those property buyers, who couple of years ago booked the flats in Kharadi without bothering to look into Water Affidavits signed by Pune builders!

If you slapped the tanker mafia - you will not get water. No one will collect and carry away the sewage in your society's tank.

You can't slap Pune Municipal Corporation for not developing so called D. P. Roads and other infrastructure in the area because PMC has proved, accepted and announced it's inability to do anything in the interest of the property tax payers in any part of Pune.

You can't slap the management of your company because if these IT companies can say "bye bye to Bangalore" and are ready to shift to Bengal, Andhra and Tamilnadu - they can say the same to Kharadi, anytime. Same with the automobile companies on Nagar Road! Gujarat is calling them!

So, the best way to solve your issue, my dear Saurabh & Rashmi, is to slap yourself!

Dear Rashmi, your first issue is your husband - Saurabh! Saurabh's problem is his first hand knowledge about the business challenges IT companies are facing today. Being aware about the slowdown and impending danger IT industry is facing - Saurabh is not ready to take a home loan and endanger your life. This is certainly the biggest obstacle in realizing your dream of owning a home. Remember, knowledgeable husband can't become a home owner in Pune real estate market!

Dear Saurabh, your wife, Rashmi, is your major issue. Though both of you have visited almost all projects in Wagholi, which is convenient and near her company on the same Nagar Road, Rashmi never forced you to book a flat in Wagholi. In fact, Rashmi confused you by giving you freedom to choose between Kharadi and Lohegaon-Dhanori. Remember, loving wife will never satisfy your wish to become a home owner in Pune real estate market!

Collectively, both of you are at fault! Both of you are responsible for not going for the world famous pre-launch offer of a 34 acre township opposite Kaveri Hotel on Nagar Road. If you had done that, along with hundreds of other property buyers, you would have lived in a fool's paradise for the last one year. And at Le Meridien you would have asked me, "Ravi, is it worth sacrificing 10 per cent of the agreement cost - means nearly 50 per cent of Rs. 2,50,000 booking amount we have paid a year ago - and cancel our pre-launch booking in this upcoming project in Wagholi?" Remember, sane guys can't become home owners in Pune real estate market!

Saurabh, how can a poet like you not believe in D. P.? Don't you know that D P means Dadasaheb Phalke - the first Indian who created celluloid dream! How can anybody own a home in Pune real estate market if doesn't believe in Pune Municipal Corporation's Day Dream?

Dear Rashmi & Saurabh, both of you are young and romantic at heart. Like your friends you should be optimistic. You should have faith that nothing is impossible in this world. Wagholi and Lohegaon can be merged with PMC - Paris or Patna or Panaji Municipal Corporation. Remember, a politician who doesn't believe in a coalition government can't become P M of India and the property buyer who doesn't believe in merger of a village in a city can't own a home in Pune real estate market.

Dear Rashmi & Saurabh, how can you expect a well lit - clean - pakka approach road to the project? Is it in the builder's capacity to see that public transport, auto rickshaw, grocery shop is available at the corner? How can you expect anything from the builder - what is not in his control - or what is in his complete control - like the property agreement! You have to believe in a builder's dream presented in the project brochure and give him the booking amount. Remember, one who demands to see the property agreement before giving booking amount can't own a home in Pune real estate market!

Dear Rashmi and Saurabh, please, don't obey your parents! Ideal parents force their children to take maximum possible home loan to buy as big a home as one can buy - as early as - their children can. Ideal parents don't discourage their children by presenting the spreadsheet which explains how their children would have to work even after their retirement age to repay the home loan. Remember, your education is only useful to get a job. Your education is not useful to live a happy life. Remember, those who can calculate can't buy a home in Pune real estate market!

Point is, why this kolaveri di? Just for not being able to book a 2 BHK Flat in Kharadi, Wagholi & Lohegaon-Dhanori in East Pune? No! No!! Don't blame anybody else!! Slap yourself!!!!

When Mr. Amit met me at Times Property Showcase at Le Meridien on 27th November, my real estate salesperson friend, working with one of the 'reputed' builders in Pune, and I were making sarcastic comments about each and every visitor in the property exhibition.

At first glance, i thought that Amit must have just comeback from 'the site'. Because of the Dollars earned at the site, he must be 'on high'. Curious to know who was the lucky builder in Pune who got this 'Bakara', i asked Amit, "Did you find your dream home in this exhibition?"

"Good exhibition! I had a plan to invest in Pune real estate. This property exhibition helped me to decide. Now, I am not going to buy property. But, sell!," Amit said.

"Surprising! I haven't heard anyone from US talking about selling his property in Pune!!," i said.

"Ravi, these are the smart people who read between the lines on your blog! Those who call you to ask about buying are poor fellows who have missed the bus and are repenting for not investing before 2007!," Amit said.

"Yes! I completely agree with you!! Those who can read between the lines are the smartest Pune real estate investors! But, i don't suggest they sell. In fact, i ask - where will you reinvest if you sell at this point of time? So, even i want to know why one should sell now!," I said.

"We, those who live in US and Europe, know that the world economy is in trouble. Even the finance minister of India has also accepted that the financial crises in these economies may - seriously - affect India. But, home buyers in Pune who are suffering - 'awareness lag' - still haven't realized that the situation is - risky. But builders in Pune are aware about the - impending danger - and are trying to make as much as they can before the market - goes down - property buyers stop booking completely. That's why they are advertising and participating in these exhibitions. So, it's a signal - an alarm - for the investors to sell their properties and en-cash the profit!," Amit said.

"I completely agree with you! That's why i urge all home buyers to stop booking a flat in an under construction or recently launched projects in Pune real estate market. And, if it's - urgent and important - to buy a home - at this point of time, please, go for the ready possession or a resale flat. But, why investors should not hold on? Don't you think that - if you hold 'now' - you can reap more appreciation when the market will come out of the danger - bounce back - like the last time?," i asked Amit.

"How can you hold on the property for a couple of years more - which has become 'unmarketable' - not worth buying - today itself? You know? About 5 year old properties in Pune - which look like "रद्दी" - old newspapers today - may become "भंगार" - junk - in the next 3 - 5 years - you know? - even most of the properties in the recently launched projects in Pune - i visited in this vacation - 2 BHK for 60 and 70 lakhs - or 3 BHK for 1.3 Cr - may not be able to hold their prices - so - point is - home buyers can afford but the investors can't afford to ignore the actual worth of the property - so - investors sell your properties now!," Amit said.

"Yes, you retire the horse with a broken leg. We know that 'doping' athletes and 'match fixing' cricketers vanish. I agree with you about selling investment properties in Pune. And, not investing in the recently launched projects at the irrational property prices. But, Amit, tell me - What are you going to do? - Where my NRI investor readers should invest?," i asked.

"I am going to invest in USA! I am going to get a loan at 4 per cent and invest in a 150 Thousand Dollar Property - around 77 lakhs rupees - which will give me rental income of around 60,000 rupees - 1150 US Dollars - per month! Can i get that much income from your 77 lakh 3 BHK Flat in Wakad or Kharadi in Pune? If not - then - why should i remain invested in Pune real estate market?," Amit said.

"You know? Amit you sound like Bhushan, my cousin in Sydney Australia. He says - Ravi, you write about Pune real estate market but invest in Sydney!," i said.

"Follow his advice! In fact, every Punekar who has a relative or a friend - should sell his investment properties in Pune and invest in US or in any developed economy!," Amit said.

Dear NRI readers, you always comment about getting better property in your country at the same price builders in Pune demand.

Now, please, share your comments on Amit's views! Is it the right time to sell your properties in Pune and invest in US or in your city in Europe and Australia?

I don't know whether investing in US is more profitable or not. But, i know well that this is the right time to sell your investment properties in Pune.

Dear, NRI readers, please, keep in mind that Pune property buyers are ready to buy your property in the known areas of Pune - than going for the under construction projects - in odd locations or - in the fringe villages - which will be delayed in the uncertain economical and political 2012 - 13!

A 2 BHK for 25 lakhs on Sinhagad Road Pune - Pre-Launch Offer!

To offer a quality 2 BHK Flat for Rs. 25 lakhs, Sachin and Nitin Kulkarni, have done something which no builder has ever done in Pune real estate market. Though Sachin (who was in real estate sales) and Nitin (who was in 3M) have become 'builders' - they have refused to be 'greedy'. I know many builders in Pune who genuinely wish to offer homes at an affordable price. Some because they still remember where, they have come from and haven't yet forgotten their social responsibility as a businessman. Some are tempted by the huge size of the market. But most of these builders don't venture into developing housing at an affordable price - mainly because of 'greed', land prices and construction cost.

Whereas, Nitin & Sachin Kulkarni of Vastushodh Proejcts and their team of experienced & qualified engineers have mastered the skill of controlling construction cost and efficient execution. Want a 3 BHK Flat at Wakad, Pune 411057?

How about 1,066 to 1,077 sq.ft. Carpet with Attached Terrace of 193 to 265 sq.ft. 3 BHK Flat in the A Building of Rohan Tarang for Rs. 73 to Rs. 76 Lakhs?

I don't know 'why?' - but, this weekend - Rohan Builders (www.rohanbuilders.com) opened bookings of 2 BHK & 3 BHK Flats in the A Building of 5.5 Acre Rohan Tarang, located near Hinjewadi Flyover on Mumbai Bangalore Bypass at Wakad, Pune 411 057.

The construction of A Building is 90 per cent complete. It's possession is in 6 months - March 2012. I liked the 3 BHK Flats in Rohan Tarang Wakad. But, I have a few questions...

What would have happened if

at This Stage?:

If the possession of these 2 BHK & 3 BHK Flats is really possible in March 2013, then Rohan Builders should have sold these 59 Flats after 6 months as 'ready for possession flats with an occupation certificate from Pimpri Chinchwad Municipal Corporation'.

1) In March 2012, offers like "No Service Tax" - "Save 2.57 per cent Property Price" would have made Rohan Tarang Wakad very attractive!

2) Selling 'Ready for Possession Flats in Rohan Tarang' would have proved that at least one builder in Pune doesn't need property buyers' money to construct at least one building!

3) If Rohan Builders had sold 'Ready Possession Flats' it would have saved the skin of other builders in Wakad. The supply would have been less and these builders in Wakad would have held the 'inventory'. Result is, these builders would not have reduced the property prices of 3 BHK Flats - on their own!

4) Sentiments of the property buyers in Wakad would have been positive and no property buyer would have told me, "Ravi, you know what? If they realize that you are a serious buyer, all builders in Wakad reduce the property price of a 3 BHK Flat on their own - without any negotiations!"

You know? For me, it's painful to hear property buyers talking something like this. Poor fellows, don't understand that all current property prices are 'fake'. And, by reducing 3 - 4 Lakhs these property prices don't become genuine!

What Would Have Happened If

If Rohan Builders had not opened booking of A Building of Rohan Tarang, i would not have become one of the witnesses to the disgraceful incident at the site office, last Sunday evening.

Insulting Rohan Builders, who follow the law of selling property on the carpet area and maintain transparency by giving the detailed area statement, one property buyer started arguing about the "Proportionate Common Area" added to each flat.

First, the over smart property buyer asked for the "Saleable Area" - which, as per the law, was not given in the area statement.

Then he asked for the property rates based on the saleable area!

"Rs. 4,000 per sq.ft. for 1st to 4th floors and Rs. 4,100 for 5th to 10th floors," the salesperson said.

Expressing happiness about the property rates at Rohan Tarang, the over smart property buyer started reading the area statement. Next moment, he did some calculations on his mobile, became angry and started arguing about paying Rs. 8,16,000 (215 sq.ft. x 4,000 per sq.ft. on saleable area) for the 'Proportionate Common Area' added to his flat!

Refusing to pay for the proportionate common area added to his flat, he started negotiating the property price.

"At Rohan Builders property prices are fixed - not negotiable!," the salesperson said.

"Prove that it costs Rs. 45,72,000 to construct the narrow connecting passage on a floor!, " the over smart property buyer challenged the salesperson.

"I will not confirm my booking till I am convinced about Rs. 45,72,000 you are collecting from 5 flats as "Proportionate Common Area"," declared the over smart property buyer.

I was about to butt in and tell the over smart property buyer to stop insulting the builder who is so kind and caring about you.

If, as per the law, if the builder has given only the carpet area of your flat - 1,066 sq.ft. - and not the other areas - terrace, built up, and proportionate common area - and just asked for Rs. 73 Lakhs - you would have realized that you are nothing but a fool who is ready to pay the property rate of Rs. 6,848 per sq.ft. of the carpet area!

This builder is exposing himself only to protect you from insulting yourself.

The builder is sacrificing his privacy so that you should not lose your dignity. In your own eyes and in society. So, please, stop arguing!

Understand the builder's intentions - and not the numbers!

But, he got up and left the office in a hurry.

Looking at him, i thought that, like most of the builders in Pune, it would have been better if Rohan Builders had not given the proportionate common areas separately in the area statement.

Instead, if Rohan Builders had given only the carpet area, terrace and saleable area, all 'over smart property buyers' in Pune, would have been happy to boast that they have invested Rs. 73 Lakhs in 1632 sq.ft. 3 BHK Flat!

The truth that they have paid 73 Lakhs for 1066 sq.ft. carpet area - would have remained a secret!

Like the other things happening in the home, the truth about the size of the flat - would not have become public. In the true sense, then Rohan Tarang Wakad would have been described as "What goes on in your home stays in your home!"

What i liked about a 3 BHK Flat in Rohan Tarang Wakad, Pune 411 057:


"I know it's almost 7 pm! I will finish in 3 minutes!! How was the response?," feeling sorry for Mr. Suresh Nair, Sales Manager of Rohan Tarang, I said.

"Huge! As all Rohan Projects get!! More than 80 property buyers visited the site in 2 days - Saturday & Sunday," Mr. Nair said.

"Bookings?," i asked.

"Good! A few have promised to confirm in the next couple of days!," Mr. Nair said.

"Good! In these days, for your ticket size, you can't expect instant booking - but - for sure - this will go fast!," i said.

"Good to know that you are 'positive'! Can i know 'why'," Mr. Nayar asked.

"Your offer may not be the best one - but - certainly it's worth considering!," i said.
"It's the best in Wakad! I will tell you why...," Mr. Nair explained:
1) Possession of the 1st phase given and most of the flats are occupied
2) Society is formed
3) All amenities are operational and in use
4) Professional maintenance
5) 90 per cent construction (of A Building) complete - means early possession - means, you can save EMI - very important - interest rates are going up
6) Plans are, certainly, good - spacious
7) Property rate 4,000 & 4,100 is competitive
8) Add to this the brand power of Rohan!

I completely agree with Mr. Nayar!

However, I liked a 3 BHK Flat more than a 2 BHK (840 to 845 sq.ft. Carpet with Attached terrace of 183 to 297 sq.ft. for Rs. 58 to Rs. 62 Lakhs)!

What say you? Isn't a 3 BHK in 73 - 76 lakhs in Rohan Tarang Wakad - worth considering? Even better than some offers in Baner? Share your views in the comments, please!

The other day, when i visited the site of Kumar Properties' Kumar Siddhachal at Market Yard, Pune 411 037, i felt that this was the end of long wait.

You know? For a while, the actual home buyer in Pune, across all budget segments, was finding it difficult to get a good home, in his budget, at his preferred location. Particularly those people who have settled down in Pune for years.

Why Pune builders are completely focusing on newly migrated population, the well settled Punekars were wondering.

Like the newly migrated population, these well settled Punekars, can't live happily in the newly merged villages in Pune and Pimpri Chinchwad Municipal Corporations.

Or like those, among the well settled Punekars, who were doing just fine, well to do middle class Punekar can't think of living in an odd place - presented as the extension of their preferred locations.

For example, Market Yard annex, means a part of Kondhwa - on the hills behind Ganga Dham - was OK for those who were doing just fine.

But, No! Not for the well to do middle class businessmen and professional. Their budgets and expectations were much more!

Ideally, they would have liked to live in Mukund Nagar. Or anywhere around Market Yard. But, beyond that? Certainly, not. Not at all.

Nearly, after five years, after the launch of Hyde Park at Gultekdi, now, Kumar Properties has launched Kumar Siddhachal and ended the long wait for these well to do middle class businessmen and professionals who have grown up here.

If you visit the site, you will understand why the land is more valuable than money. By investing a few years in developing housing for the original residents, Kumar Properties has made this land available. And you know what? On this weekend, more than 200 well to do middle class businessmen and professionals, who were ready with two crores of rupees for a 3 BHK Flat, visited Kumar Siddhachal at Market Yard, Pune 411 037. Jai Jinendra!

We all know that senior citizens need a different kind of house.

Some senior citizens enjoy a round shaped house in New Delhi.

Some senior citizens permanently retire in a cell with tight security.

Whereas, Some senior citizens don't want to retire in their hometown but, insist on a bungalow in Pune.

Some senior citizens look forward to live in a tent on a big ground, surrounded by thousands of people.

Some senior citizens want to live, at least for a few years, in a big colonial house with equally big gardens.

The other day, i found out that, some senior citizens are eager to live in fully furnished & air conditioned 1 BHK Flats.

You know where?

No! Not in Kalyani Nagar, Hadapsar, Pashan, Baner & Bavdhan. Not in Lavasa.

But, near Pirangut!

Where young citizens pay EMI after the possession!

Do you own a flat in Pimpri Chinchwad - which hasn't received occupation certificate - because - the building is on the river bed - and mostly, will be demolished?

2009 Flood Lines:


To prove their innocence, Pimpri Chinchwad Municipal Corporation officials claim that these building permissions were given before the flood lines were demarcated in 2009.

However, we all know that, eventually, these buildings should be and will be demolished to avoid flooding and save life and property of the citizens who live on the banks of Pavana River.

Though the town planing and building permission department of PCMC doesn't know the exact number of buildings constructed in the flood lines, we all know that, PCMC has stopped giving 'occupation certificate' to those buildings. Right?

Those property buyers who are living 'illegally' - without obtaining occupation certificate form PCMC - are feeling cheated and suffering financially.

If you are one of them, for sure, this is the right time to raise your voice to get an alternate flat or compensation from the builder. Please, go ahead and post your loss and express your demands in the comments.

I wonder, what will happen to those who booked the flats in Bavdhan Budruk without considering whether the building is in the flood lines of Ram Nadi?

Recently, I have realized that, most of the time, pre-launch offer is nothing more than a trap. In fact, now a days, in many cases, booking at the launch has also proved very risky. However, some of you - who are daredevils, dreamers and gamblers - are always looking for pre-launch offers in Pune real estate market. And I am sure, you must have heard about pre-launch offer of Ivy Botanica at Wagholi!

I fail to understand - how can any property buyer believe in a pre-launch offer - by the third party broker - for a project which the builder hasn't officially announced that he is going to launch?

Today, I visited www.koltepatil.com - the website of Kolte-Patil Developers. I didn't find Ivy Botanica! But, all online property brokers' websites - www.discountedflats.com - www.affinityconsultant.com - www.proptiger.com - www.investinnest.com - www.allcheckdeals.com have pre-launch offers of Kolte-Patil Developers' Ivy Botanica! Yes, of course, you may have received a mailer from Magicbricks.com too! Right?

Is there anybody among us who has an experience of dealing with these online property brokers? I would like to know the exact role these brokers play in marketing the pre-launch offer of Ivy Botanica Wagholi.

Instead of dealing directly with Kolte-Patil Developers - I wonder - why anyone goes through the online property broker? What are the advantages? Particularly, when Kolte-Patil has a capable sales team and one of the most popular projects in Wagholi, Pune 412 207!

Please, share your views and experiences in the comments. Who knows? You may inspire me to become an online property broker or start a "group booking outfit" [sic]!

There is a one builder in Pune who doesn't know anything about Pune real estate market. Whenever he wants to know something, he calls me. Yesterday, this builder invited me to visit his on going site.

"What's the problem?," i asked him.

"I want to share good news with you!," the builder said.

When we reached his site on Warje Khadakwasala Road at Kondhawe Dhawade, Pune 411 023, I was shocked to see the progress of construction.

"What's this? Is this your good news?," I asked the builder.

"Yes! 1 good news out of 2 - i want to share with you!," the builder said.

"What's good about this? As far as i remember, exactly 13 months ago - on 15th October 2010 - you launched this - A 2 BHK Flat for 20 Lakhs - project - right?," i said.

"Yes! And look at the progress of construction....Exactly as per the schedule....In fact, I can give possession a couple of months before the committed date!!," pointing at the bar chart and the photographs of the construction status, the builder said.

"It's a thankless job! Nobody is going to appreciate this. No property buyer in Pune expects possession on time!! You know what? Those who have booked in your project must be upset - Did they book in a project whose builder didn't have anything else to do but to construct? - your property buyers must be worried!," i said and told him how possession delayed by 1 or 2 years is the real estate industry standard in Pune.

I tried my best to teach him how - being least bothered about the delayed possession - can make him an ideal builder in Pune real estate market.

Pune property buyers respect the builders who makes them suffer by delaying the possession.

Pune property buyers admire the builders who make them feel helpless by refusing to pay any compensation for the delayed possession.

Besides, desperation for booking a flat and fear of property price rise - Pune property buyers look for suffering and helplessness. The builder who lets the property buyers experience all - desperation, fear, helplessness and suffering - is considered as the big builder in Pune.

If you delayed the possession and let the banks earn more pre-emi from the property buyers, all housing finance companies start considering you as the most reliable builder and disburse loan for your property without bothering about the actual worth of your property.

The builder in Pune who has long reputation for delayed possession, spends a few crores on releasing full page color ads of a sexy bimbo in a skimpy dress and fake testimonials of his satisfied buyers - in the all local and national newspapers. Obviously, newspapers starts interviewing him more often and the builder becomes a local celebrity.

Playing games with the property buyers life and money, licence from the housing finance companies to increase the property prices as per the builder's wish and becoming a 'news item boy' in the local newspapers are enough to motivate any Pune builder to delay the possession of his project. But, not for my builder friend! He said, "Ravi, but, soon, i have to start my second project - how can i do it if i delay this? In fact, that's my 2nd good news i want to share with you! Come, i want to take you to my new site!"

From Kondhawe Dhawade we crossed the river at Khadakwasla Dam and reached Sinhagad Road and stopped at my builder friend's upcoming site at Kirkatwadi - at the bottom of DSK Vishwa. Pleasant evening , cool breeze, beautiful hills of Sinhgad, proper approach road to the site excited me like anything. Hoping to hear something good, i clicked my builder friend's photograph and asked him, "What are you planning to develop at this site?"

"A 2 BHK Flat for 25 lakhs! Possession in 2 years!," my builder friend said.

"You enjoy making same mistake again and again. Right?," i asked him.

"Correct me! What's the mistake?," the builder asked.

"Focusing on affordability....making owning a 2 BHK Flat possible for those who earn around 50,000 per month!," i said.

"It's not a mistake! It's my business principal. Why do you think it's a mistake?," my builder friend asked.

"Because, you know what happened when you launched '2 BHK for 20' - all 165 flats were booked in a half day - at the same property price - because of that - you lost an opportunity to play games with the property buyers life and money - you didn't get licence from the housing finance companies to increase the property prices as per your wish - and you missed the chance to become 'an item boy' in the local news papers! Instead of a big builder - you have just became a builder who delivers! Is it good for you and your property buyers?," i said.

What say you? Was i wrong? Don't we all like a big builder?

There were many groups of workers in their company uniforms at the HDFC property exhibition. In the days of poor industrial output, dipping GDP growth and out of control inflation, how can these 99 percent dare to take an additional liability of paying pre-EMI of the home loan?

I caught hold of one in the uniform and asked, "Buying a home? Aren't you taking a big risk? Not worried about slow down?"

"“Dar ke aage jeet hai! Today, i can buy a 2 BHK in Chikhali and Moshi. Tomorrow, who knows? I may not afford to buy a home in PCMC! Property rates keep on going up - right?," he said.

"Why should you take the risk? Let HDFC take the risk of financing the builder. It's their business! Not yours!!," i said.

"HDFC's business is to help the buyers - not the builders!," he said.

The industrial worker in the uniform didn't bother to hear my sarcastic "Really!?" So, i continued exploring the affordable real estate projects in Chikhali and Moshi. Two out of 18 villages merged with PCMC in 1997.

Guys, are these property prices attractive enough for you to consider Pankaj Aasmaan at Sant Nagar on Lohegaon Wagholi Road than the recently launched projects near Wagheshwar Temple at Wagholi on Nagar Road and the ongoing projects on Dhanori Lohegaon Road?

No! I don't want to know. The builder, Pankaj Developers and it's marketing associate, Magnus Realty (9552562241 / 8888849775), want to know your opinion.

Let me make it clear that they, the builder and marketing agency of Pankaj Aasmaan on Lohegaon Wagholi Road, didn't tell me that they want your opinion.
Or, I don't say this because the builder of Pankaj Aasmaan on Lohegaon Wagholi Road has given 2 options - compact and spacious - in 2 BHK & 3 BHK Flats.
Or, I am not guessing this because of the huge property price range - Rs. 29.32 to 39.79 Lakhs + Service Tax + VAT for the 2 BHK Flats and Rs. 40.94 to 49.19 Lakhs + Service Tax + VAT for the 3 BHK Flats in Pankaj Aasmaan on Lohegaon Wagholi Road.
Or, I don't feel this because the builder has opened booking of only 3 buildings in 11 acre Pankaj Aasmaan on Lohegaon Wagholi Road which also has 1 BHK Flats and Row Houses.
Or, I haven't come to this conclusion because the sample flat at Pankaj Aasmaan on Lohegaon Wagholi Road was not ready and the finishing of the site office was not complete.

I said that the builder of Pankaj Aasmaan on Lohegaon Wagholi Road wants to know your opinion because, I know that the launch of any residential real estate project in Pune is nothing but "test marketing". An exercise to find out what Pune property buyers say. An occasion to understand whether the home buyers in Pune would like to finance the construction of the project.

Yes! This is what I like about Pune real estate market. Sir, Mr. Pune property buyer, you are the king of Pune real estate. You rule Pune real estate market. If you like the location, it becomes an upcoming investment destination in Pune. If you find that the cost of a flat fits in your budget - it becomes the property rate of the area. If you find that the room sizes are OK, new real estate product - "compact flat" becomes the most popular trend in Pune real estate market.

After visiting Pankaj Aasmaan on Lohegaon Wagholi Road, i request you to visit and seriously consider this new option in this part of Pune real estate market. The salespersons (9552562241 / 8888849775) and the builder are experienced professionals. File of the project has already been submitted to the housing finance companies. And, why not save every rupee if ultimately living in a fringe village of Pune, Wagholi or Lohegaon, is your destiny!
