A 2 BHK Flat for Rs. 36 - 43 Lakhs at Ambegaon Budruk, Pune!

Do you know anyone who has a budget of 'only' 35 Lakhs but wants a 2 BHK Flat in Pune?

You may not know anybody.

But, I know! Quite a few. Some of them, you won't believe, work in west Pune. Even at Hinjewadi!

When they call me on 919860044110 - i scold them. No. Not for - not having a budget of Rs. 50 - 54 Lakhs for a 2 BHK Flat! I scold them for saying - "my budget is not much - 'only' 32 - 35 lakhs!"

"How can you say ONLY? 32 - 35 lakhs is a huge amount! And thank your God - for not having 50 - 54 lakhs! If you had, like others, you may have given them to the builder - without bothering to think - is it worth paying so much to the builder!," i keep on speaking. Because, i don't have anything else to say. I can't suggest to them any good project in their budget. I feel sad.

Then my old friend, Prasant Gaikwad calls! Prasant has left Teerth Towers at Baner Sus and joined Sai Mystique at Ambegaon. Along with Nikhil Naik who was at Aarohi at Sus. Prasant invites me to his project.

When Prasant tells me that he is selling a 1.5 BHK Flat for Rs. 36 Lakhs and a 2 BHK Flat for Rs. 43 - 44 lakhs, i immediately visit the site of Sai Mystique at Ambegaon Budruk. For the property prices range. And, for good customer service my friends, Prasant & Nikhil, will give to the property buyers. 150 plus who have already booked in the first phase and 400 more who will book in the upcoming second phase of Sai Mystique Ambegaon.

Sai Mystique at Ambegaon Budruk is a joint venture of G. Mittal & Sons, Tyagi Properties, Unicorn Group, Sai Group and Trimurti Group. Nearly 2 years ago, Sai Mystique was launched at the property rate of approximately Rs. 2500 per sq.ft.. However, like many other projects in Pune real estate market, it was on hold for want of sanctions and approvals.

In the last 9 months, the actual construction has started. And, today, 8th & 9th floors' RCC and development of amenities is going on. More than 16 banks have approved and disbursed the home loans. Possession of this first phase is in January 2013. Soon, booking of the second phase of Sai Mistique will open.

"How many cancellations happened in those days when the project was on hold?," looking at the current property rate of Rs. 3,700 & 3, 800 per sq.ft., i asked Prasant.

"Zero!," Prasant said and added that,"Sai Mystique was a big hit at the launch! Mainly because of the property prices of 1 BHK, 1.5 BHK & 2 BHK Flats!! So, no buyer cancelled his flat. And most important, the builder also didn't cancelled a single booking - or the builder didn't ask for the property rate increase - commitment is commitment!"

"Poor fellows! These property buyers must have felt bad about booking at Sai Mystique Ambegaon Budruk!! If they had booked in Baner, Vishrantwadi, & Wagholi, the, so called, reputed builders would have harassed them for the higher rates and would have forced them for paying their 20 per cent own contribution!!," i said and declared that I do not want to write a blog about Sai Mystique, where the property buyers are not exploited.

Over a cup of the tea, i explained to my friends, Prasant & Nikhil, that Pune property buyers love to take risks. They don't like the projects which are safe to book. Like your Sai Mystique. All sanctions received. RCC almost complete. Possession in 12 - 15 months. Won't fulfill Pune property buyers' appetite for risk.

"But, this is all about the first phase! They may like to book in our second phase. Which we are launching soon!," Prasant said and invited me to the sample flat.

I don't care much for the sample flat. All are fake. Of course, I do visit the sample flat - particularly, on the day of launch of the project. Because, i enjoy observing young couples in the crowd. You know? Because of these couples, builders realized that they can reduce the room sizes and keep on increasing the property rates.

Only for Prasant, i agreed to visit the unfurnished and lonely 1.5 BHK Sample Flat at Sai Mystique Ambegaon.

On our way to sample flat, i stopped to look at the construction site. The work was in full swing. As if the builder has decided to complete the construction as fast as he can. Some construction activity was going on in each building. And some work in the amenity space too. Which was looking quite big.

Because of the odd shape of a plot, the layout of project on the site hoarding hadn't impressed me at all. But, on the ground, though it is surrounded by the buildings, the project layout of Sai Mystique Ambegaon looked OK!

"Look around! No surprises and shocks. These low rise buildings are going to remain as they are today. Be sure about the view from your flat! The view of amenities / Ambegaon Valley / Taljai Reserved Forest is yours for ever!," Prasant said.

Before i entered the sample flat, i liked the planning of Sai Mystique. I liked the huge floor lobby. Which is there in most of the buildings. Only 4 flats, 2 lifts and 2 staircases are there in this huge floor lobby. This has become a rare luxury in Pune real estate market. In most of the projects, you know, there are five feet wide passages which connect your flats with the lifts. I was not expecting something like this at Sai Mystique in Ambegaon Budruk.

"Prasant, what's the price of this 1.5 BHK Flat?," standing in the 10 feet x 10 feet half room of the 1.5 Sample flat, i asked. "All inclusive approximately 36 Lakhs!," Prasant said.

"This is as good as a 2 BHK Flat! Half room is generally smaller than this! Good planning!!," I said.

"Good planning was one of the main reasons for taking this job!," Prasant said and exaplined me the floor plans of 1 BHK, 1.5 BHK & 2 BHK Flats in Sai Mystique Ambegaon.

"Easy job! Good planning, good seize of the project, good progress of construction, approved by all major housing finance companies, good property price, possession in 12 - 15 months, popular location like Ambegaon Budruk, close to the schools and colleges, good view from the flat. Ethical business practices. Your job is very easy!," i said and asked him about the current availability in Sai Mystique, off Old Mumbai Bangalore Bypass, on Ashok Leyland - Sinhagad Institute Road, Ambegaon Budruk, Pune.

  1. Thanks Ravi. Interesting indeed. Is that price all-inclusive? Or that the agreement value / basic cost?

    The room dimensions & layouts are very practical indeed. Optimum usage of the sold square feet I must say. Just what we middle class need. A foot more everywhere goes a long way in living experience. We need larger rooms and not huge bathrooms. Mistique does offer that well.

    And when is the possession targeted?

  4. What is area of each flat? Pictures of surroundings are missing again. Floor plan looks good but psft rate, total area of flat, parking, number of floors per plan, number of floors per building, total number of buildings in project, water and garbage disposal arrangement, approach road and what kind of area one has to pass through while reaching the project would make picture complete.

    1) Since the carpet area was not available, and saleable area is out, i couldn't post the area of each flat. You have to find it out at the site.
    2) Considering the floor rise, and saleable area is out, i have given approx property price.
    3) In the first phase under construction buildings are 5 - B, C, D, E, & F. In the second phase 5 more buildings will come
    4) Please, find out about parking, water and garbage when you visit the site
    5) Since i can't walk, i couldn't post the photographs of the approach road and surrounding area.
