    I do not understand why you keep promoting Mont Vert, especially after what happened with Mont Vert Belair. See your post:

    The registration of Belair has still not happened. They have taken 15% downpayment from all the people who booked, and are enjoying free interest on the same since almost a year now.
    Vesta seems to be another of their schemes to garner funds from gullible property buyers.
    You should come down strongly on this builder instead of promoting yet another pipe dream of his.

  2. Dear GreenBeret, sharing information is not promoting the project! On my blog, you have seen, i don't moderate comments. If i wanted to promote, i would not have let your comment published. Right?

    I completely agree with you about Belair issue. However, i know well that it was not done intentionally. But, the ultimate result is every one who has booked is in a fix.

    The lesson is:

    1) Book only if the project has all sanctions and clearances.

    2) If you believe in the concept and sanctions & clearances are not there - give a cheque of a booking amount if the builder is not going to deposit it till he receives all sanctions & clearances - as the ethical builder Gera does.

    3) Never give own contribution till the project has all sanctions and clearances.

    4) In fact, i believe, ask yourself - "What is the right time to book in this project?"

    1) At the pre-launch stage when mostly it's at a conceptual stage

    2) At the launch stage - when you save at a great risk

    3) When RCC of all buildings is at least 50% done and the project is approved by all

    4) When the structure is ready and finishing work is going on

    5) At the ready possession stage with all amenities are operational

    6) Only after the project receives 'occupation certificate' - completion certificate

    My study is 90% projects in Pune real estate market are eligible to book only after they get an 'occupation certificate'!

    With all due respect, you are considered an authority in real-estate.
    Your blog is followed by scores of readers with great avidity.
    What you write has an impact on them.
    I know of atleast two people who registered in Mont Vert Belair after reading the post (the one pasted in my earlier comment) on your blog.
    Though you may not be directly promoting Mont Vert, you are not even putting any caveats in your post regarding this builder.
    You are fully aware of what happened with Belair, however, in spite of that you continue to write only good things about Mont Vert.
    Your responsibility is to write facts - both good and bad.
    I would like you to write a post about what happened with Belair. If you do that, then I will be able to stomach this new post about Mont Vert's new project. Not otherwise. Sorry to be blunt, but that is the only way for me to put my point across.

    Mont Vert has told me about the issue and it's complexity.

    Mont Vert has also told me that one is free to cancel his booking.

    Mont Vert has also told me about their "rate commitment" - you will get a flat at your booking rate.

    For me, Belair issue is as good as cancellation of a flight.

    Because, I am sure that Mont Vert hasn't done anything intentionally.

    At the same time, i am aware about the ongoing sanction and approval locha.

    I write this blog for the property buyers and not for the builders. So, i focus on what the buyer should do.

    I don't see any reason to take the side of Mont Vert or prosecute them.

    At the same time, i believe that the property buyers should fight for themselves. Not me!

    My job is to empower and inform the property buyer. Not to criticize or blame the builder.

    Look! What's happening here! Who is commenting here? You! The one who hasn't booked in Mont Vert Belair!

    For me, important is how you take the next offer. Not who is hanged for the last incident!

    As the property prices in pune going down its not advisable to book a property now.

    I will never recommend this company to anyone.

    Please provide unbiased information on your blog. Thats minimum help the readers expect from you.
    Please invest their hard-earn money(and not black money) to buy their dream home. When you call yourself a person helping people in their home search then please do it from your heart.
