Mr. Fahim Khan, Dy. General Manager, Sales & Marketing, Kumar Builders (KUL), welcomed me in the temporary site office of KUL Ecoloch at Mahalunge (www.kulecoloch.com).
Was it a dream?
Fahim introduced me to Mr. Hiren Sanghani, Sr. Sales Manager, Kumar Urban Development Limited (www.kul.co.in).
Was it a dream?
Fahim Khan said,"We have received all sanctions!"
Was it a dream?
"Big news! Shocking news!! I am surprised!! So soon? How come?," i asked.
"Didn't i tell you that we will receive all sanctions in 15 days time?," Fahim said.
"It's real estate salesman's job to say - 'in 15 days' - initially - & - afterwards - 'next month!'," i said.
"Now, we have all sanctions and approvals. And, in a month's time, banks will approve the project and will give APF number," Mr. Hiren said.
Was it a dream?
"We are starting the registration of agreements!," Fahim said.
Was it a dream?
But, these photographs show that i had been there!
Whatever!

The design of KUL Ecoloch has been awarded already. Was that a gali award?

1) Sample flat was not completely ready. Yes, i will try to upload photographs when it will be ready.
ReplyDelete2) Hafeez Contractor is good for the builders. He designs marketable projects which offer max saleable area for the builder. It doesn't mean that his design is always good from the buyers' point of view.
3) Now, the most informed property buyer of the year award goes to................. Mr. Chandan!

i visited site on 7th jun 11, was there when got the news of sadly demise of Mr jain. God bless their soul.
seeing the design, structure and all its veru impressive. however real question is , is it worth investing 36 laks in that area and wait for posession in mid 2014, while returns will be less
please give your fair opinion.

You know? On phone, many times i am rude. As rude as some of your comments on my blogs. Sometimes, even i insult the caller. For example, yesterday, i told the caller that - like Munnabhai - there is a chemical locha in his brain!
The home buyer called on my mobile 919860044110, to discuss about investing in KUL Ecoloch Mahalunge Township. He told me about the pre-launch offer and asked for my take. I told him how i respect and follow Mr. Lalit Kumar Jain. "As per Mr. Lalit Kumar Jain - sanctions and approvals - is a big real estate locha! So, you should not consider any project unless it receives all necessary sanctions!," i told the caller.
When the caller started talking about the low property prices at launch and convincing me about the expected appreciation, i requested him to "think in numbers" and consider the "risk factors" about investing at pre-launch or even at the launch stage of any project.
But, the caller was not listening. He kept on telling me about the pre-launch offer of KUL Ecoloch Mahalunge Township. Ultimately, i asked him, "Why did you call? To sell Kul Ecoloch Mahalunge Township? Or to seek my advice?"
"For your advice!," the caller said.
"Good! My advice is - you need psychotherapy - there is a chemical locha in your brain!," I said. I was about to give him the telephone number of the shrink but the caller ended the call.

ReplyDeletei appreciate what you have said and endured with the caller. But question remains unsolved, how much the project worth considering the delay involved in getting possesion, yes Brand value is high, but same is the brand value for Bluridge and Megapolis.
Please be patient and fair in your opinion.

ReplyDeleteHi Sir, I have read your reviews about couple of projects and one of them is Kul Ecoloch. Just wanted to know, as today this project is catching the limelight since it has all approvals and tie up with most of the banks, Is it worth booking 2BHK flat here now?

I have visited the site. They still don't have any sample flat of 2 BHK & 2.5 BHK flats and have opened booking for Phase 1 only.
