About the 2nd phase of Paranjape Schemes' Madhukosh, Dhayari Phata, Sinhagad Road, Pune

Visiting Paranjape Scheme's Madhukosh is no more a pleasant experience. It's an urban experience! Lots of development is happening in this part of Sinhagad Road - approximately 4 kilometer stretch - from Mumbai Bangalore Bypass Flyover to Nanded City Pune.

At Abhiruchi, 7 screen City Pride Multiplex, Wallmart, showrooms of leading brands, conference hall, gym - all are almost ready to open. Construction of flyover at Dhayari Phata is going on in full swing. In the next 18 months, at the cost of 25 crores, the last 1200 meter stretch of Sinhagad Road - from Canal to PMC Octroi Post, at the entrance of Nanded City Pune,- will be a 4 lane cement concrete road.

In the first 12 months from the launch, the construction of the first phase of Paranjape Schemes' Madhukosh has progressed well. Obviously, like many property buyers on Sinhgad Road, i was also curious to know when Paranjape Schemes would open bookings of the second phase and visited Madhukosh.

No sales-executive was in the office of Paranjape Schemes' Madhukosh. But the sample flat was open. So, i visited it. This time, i didn't wonder about the room sizes of the 1 BHK & 2 BHK Flats in Paranjape Schemes' Madhukosh. In fact, i realized that, all those property buyers who paid the property rate of Rs. 3300 - 3500 per sq.ft., in January - February 2010, were visionaries. They knew that it was worth paying Rs. 32 - 35 lakhs for a 2 BHK Flat in this second last project in Pune Municipal Corporation. Soon, minimum budget for a 2 BHK Flat in Pune Municipal Corporation would be Rs. 40 lakhs!

These visionary property buyers also knew that, eventually, they would be very busy. Economy would be out of recession, so they would spend more time at their work. After office hours, these visionary property buyers knew that, there would be lot of things to enjoy on the Sinhagad Road. So, they are going to become busy bees. Collecting honey of life.

For sure, the busy-bees would spend less time in their homes. So, for them, small carpet areas of the flats in Paranjape Schemes' Madhukosh, 378 sq.ft. carpet of a 1 BHK, 584 - 585 - 634 - 636 - 638 - 640 - 720 - 723 sq.ft. carpet of a 2 BHK, 785 - 880 - 940 sq.ft. carpet of a 3 BHK - was more than enough.

These visionary property buyers knew that in coming years they would be sleeping tight or would be "tight" while sleeping. So, for them, the bedroom sizes in Paranjape Schemes' Madhukosh were perfect. For example, 10'x11'4" bedroom in a 1 BHK Flat, 10'X10' - 10'X12'6" - 11'10"x10' - 11'10"x9' bedrooms in the 2 BHK Flats, 10'x8'1" - 10'x10',10'x13', 11'x13' bedrooms in the 3 BHK Flats were perfect for these busy bees.

Mr. & Mrs. Busy Bee, would not waste time in their toilet. So, what they would need in an attached toilet of their master bedroom in their 2 BHK Flat is just a place to sit on the commode and stand under the shower. Obviously, for them attached and common toilets in the B & C buildings of Paranjape Schemes' Madhukosh were perfect.

In fact, every thing in the 1st phase of Paranjape Schemes' Madhukosh, including the narrow width of the long passages - 3.94 feet (47.24 inches or 1.20 meter), was perfect for the busy bees. An ideal beehive to house the "brood" and to pollinate Sinhagad Road.

Now, i was curious to know about the 2nd phase of Paranjape Schemes' Madhukosh and the property prices of 2 BHK and 3 BHK Flats.

"Where is the salesman?," I asked the driver of the car parked in front of the sales-office. Without disturbing conversation on mobile, the driver pointed at the site.

When i reached the site, i saw that all the staff members were standing outside the engineering office.

"Waiting for the boss?," i asked.

"No! For the mosquitoes. Look at that mosquito smoker!," a senior guy said.

"OK. I want to book a flat in the 2nd phase. Where is the salesman?," i said.

"Salesman will be here when we will open bookings. But, i will tell you what to do. Go to our office. Give a cheque of 25,000. We will add your name on our long waiting list. We will call you before we open bookings. You will get a choice and a special rate!," the senior guy said.

"Price, plan of the second phase?," i asked.

"No. Not at this point. But, i will give you an idea. Steel, cement, diesel, labor costs are going up, you know. So, the property rate would be around 4,000 - 4,200. 2 BHK would be bigger than the 1st phase. Around 1,000 saleable. Means, including all, 50 lakhs for a 2 BHK and 60 for 3 BHK. Roughly," the senior guy said.

"Yes, I know about the inflation. But why are you increasing the sizes of the flats?," i asked.

"All those who booked say - flats in the 1st phase are too small. Make them large. Many have already put their names on the waiting list of the 2nd phase. They will earn appreciation by selling their flats in the 1st phase and invest it in the 2nd phase!," the senior guy said and added, "I can't invite you in the office but can offer you a cup of tea or coffee. What would you like?"

"What do you usually drink? Blood?," i asked.

  2. Great analysis. It seems rates on Singhgad road are being raised artifically. Goel ganga project before flyover is quoting Rs 5,500 per sqft.

    God help property buyers.

  4. I think this project would be a good investment because of vicinity to the Nanded City and proposed upcoming Shivane road. The possible rate (4k-4.2K) is bit high but is worth. The florists closest to the temple always charge high. :):)

    I think the best investment in Pune right now is the project of Megapolis in Hinjewadi. Appreciation is greater when the base/denominator/initial investment is less. What returns one can get when the base is 4K-4.2K? Megapolis would be the next "Hiranandani " township of tommorow . See the approach road and the layout. I think this is where the real opportunity is.

  6. Today's high rate is always tomorrow's base rate :). At 3k psqft(which sounded very high 2 yrs back) people never imagined they would get appreciation upto 4.5k psqft. Today's 4.2 will be tomorrows apprciated 5-5.5k. Megapolis is also good investment if it was bought at the base rate (which was 2.5k). Base rates are like IPOs and gives good returns later. 4-4.2 k on Sinhgad road sounds high compared to Megapolis if you are new to Pune :) but is a new base cost for this developing area which comes under PMC. Megapolis cannot be compared with this project but can be with Blue Ridge, KP's Iven City. If you compare it with Blue Ridge (4 - 5k in the same area) it will still sound high but the quality is outstanding compared to Megapolis and would be a hot selling cake 3 years later. So what matters is the location, quality and connectivity.

  8. All these rates are inflated rate. Its ridiculous to pay rate in the range of 4000 to 5000 for this village. If you go to Dhayari area u will feel like u r on some congested village raod. Even its difficult to ride ur two wheeler here. Now at the end of sinhgad raod nanded city is coming , so politicians are working on flyover like they did for Amanora in Hadapsar again one more non sense location. Its better to invest in some grampanchayat area like Bavdhan Bk which soon will get merged to PMC. Presently rates are reasonable there.

  9. I liked this article. People are running after the amenties rather then the needs.

    Builders sell one swimming pool and one gym to the 1 thousand people in the 250 flats and people readily agree to pay for it.

    And the question is , can 1000 people are really going to use the gym or the swimming pool?
