Paranjape Schemes' Madhukosh, Dhayari, Sinhagad road, Pune - booking open!

Your Pursuit of Happyness ends at Madhukosh!

In today's Sakal, I saw an ad of Madhukosh, Paranjape Schemes' township of 1 BHK, 2 BHK & 3 BHK Flats at Dhayari, on Sinhagad road, Pune.

Starting with "What is happiness?", the ad told me where i could find it.

Yes, of course, at Madhukosh!

Besides this, the ad said that, Madhukosh has 575 flats. At this point of time, booking of the first phase, which has 289 flats, is open.

Sample flats at Madhukosh are ready, good news, indeed!

In this ad, for the first time, i also saw the elevation of the building!

Yes, now, i have started feeling that, "Here ends my "Pursuit of Happyness"!

Ad in today's paper gives importance to the location of Suyog Leher, Suyog Development Corporation's (www.suyoggroup.com) residential and commercial project, launched today. "Just 5 Km from M G Road!," Ad says. Surprisingly, ad does not mentions NIBM Road, at all!

Another important feature of Suyog Leher is amenities - like 25,000 sq.ft. landscaped garden, club house, swimming pool and many more.

However, for me, most important feature of Suyog Leher is - Suyog Group's tradition of excellence and efficient service!

Deepak Parekh, CEO of HDFC, on the builder lobby, the imperfections in the property market, teaser home loans and more...

In the past 10 years, builders have emerged as a formidable lobby with proximity to the powers that be...They go about changing rules, so much so that a police station in Maharashtra had to be relocated to house a project. Does it worry you?

Deepak Parekh:

That is why I have been a proponent of a real estate regulator for the past three years. The builders do not want it because they see it as one more hurdle, one more layer of bureaucracy. The point is, we need to ensure that there is some distinction. Today, anything goes — you don’t need to be a civil engineer to be a builder. I can become a builder tomorrow. If I have access to land, not even ownership, I can put up a board and people will come and start booking.

I don’t need to know anything about construction, but because of the shortage, people will just come and book a flat. Basically, the entry-level in construction is zero. Anyone and everyone can become a builder. And then they do all this...breaking the FSI rules....But, believe me builders around the world have a reputation of being close to the powers that be. They need to be, because they are dealing in land in urban areas which are expensive and politicians have vested interest.

Property prices are once again high. We hear that developers have more staying power and are controlling supply...

Deepak Parekh:

This is happening only in a few cities like Mumbai and Central Delhi. First of all, non-housing prices have not gone up, they have only come down. IT, commercial, SEZ, industrial park, retail malls... all these prices have come down. In Pune, prices have not gone up. In Hyderabad prices have come down even in residential segment. If the residential sector experiences what happend in the non-residential sector, price will come down in residential properties. What happened in non-residential sector is oversupply, overbuilt offices, built offices with no takers. How long will the builders keep them to themselves?

RBI as well as the government want lenders to waive loan prepayment charges..

Deepak Parekh:

On every loan that HDFC has prepaid we have paid massive prepayment charges — to World Bank, to ADB, to LIC to State Bank. So if a borrowing institution has pre-payment penalties we have to pass it to our constituents. You can’t give a 15-year loan to someone only to have the borrower turn around in 15 months and say that he wants to prepay because the neighbouring bank is giving quarter per cent lower. It’s not incremental housing, it is only adding to paperwork.

It is not increasing the GDP.... And then he does not want to make pre-payment charges. You have done documentation, you have examined legal documents, you have put it in a storage place that is far away and safe. The closing charges for a real estate abroad are 25 times higher than that in India. You go and try and close a loan and see what happens in Europe or the US or even in Singapore.

You called teaser rates on home loans a gimmick, and then HDFC started offering teaser rates...

Deepak Parekh:

We were losing business. I still feel that teaser rates are a gimmick; it is a marketing tool. But my marketing people said that if we do not have attractive rates in the first two years no one would come to us. So we had to fall in line immediately. So everyone is doing it now and financial innovation takes 24 hours. ....There are two things in this.

If the teaser rates are much lower than the normal rates, borrowers may not have the cash to pay when the normal rates kick in. Secondly, even when we give these rates the quantum of loan is calculated as if the rates are higher ...we don’t want the family to be short of money two years from now. So our eligibility is much lower because we take into account the higher rates. But if suppose in two years time rates become 12-13%, how are they going to pay? Then 8.5% will become 13%

Swapna Saankul Dhanori Lohgaon Pune -
1 BHK Flat - 343 Carpet - for Rs.9.51 &
2 BHK Flat - 525 Carpet - for Rs.14.25 Lakhs

All inclusive property price!

Only for the first 50 bookings!

Swapna Saankul, at Dhanori Lohgaon Pune, is a joint venture of Shree Sai, promoter & builder and Maple Group (www.maplepune.net).

Maple Group is a Goyal Group Company and is a partner in Zircon, Prism, Mahalaxmi Market, Mahalaxmi Metro-Square, Aishwarayam Greens, Dhanlaxmi residential and commercial projects in Aundh, Nagar Road, Kharadi, Shivaji Nagar, Shanivar peth, Sadashiv Peth and Mangalwar Peth.

Swapna Saankul, near Dhanori Octroi post, is a township of 200 flats and has amenities like landscape garden, children’s play area, party lawn, senior citizen space, jogging track skating ring and all standard specifications of a low budget scheme.

Ad released in today's Sakal claims that Swapna Saankul is a pleasant surprise for those who wish to own a home in Pune!

200 flats - 4 Buildings and Club House:

Layout of Swapna Saankul is rectangular. 4 Buildings are on the 3 sides of the open space, which has a club house and other amenities. All four buildings have 6 floors and 1 lift.

8 Flats per floor: Four 1 BHK + Four 2 BHK:

Floor plan of the building is also rectangular. You take a staircase or a Lift which is in the center and start walking on a 4 feet wide passage, on your right or left, to your flat. Enjoying smell of cooked and digested food coming from the windows of kitchen and wc / toilets all around you. At the end of each walking passage there are two flats facing each other, 1 BHK & 2 BHK Flat each.

Click the image to enlarge:

1 BHK Flat at Swapna Saankul:

Carpet area of a 1 BHK Flat at Swapna Saankul is 343.56 sq.ft. and all inclusive property price is / starts at, Rs. 9.51 lakhs. Every 1 BHK Flats has one attached terrace. On an even floor, terrace (9'6"x5'6'') is attached to your bedroom and on odd floor (9'4.5"x5'6") terrace to the living.

While designing the project - layout of the flat and room sizes - builder has given more importance to human beings inborn skill to adapt, adjust and accept. Builder knows well that property buyer will convince himself, "What more can I expect in this budget and at this location?" and he will live happily ever after in his flat.

However, it doesn't mean that builder has completely ignored the convenience of a property buyer. For example, in a 1 BHK Flat WC & Bath are separate. Bedrooms and terrace is not in the 'inner side of the building', where lift, staircase and walkways are, but are placed at "outer side of the building" which offers better privacy and view. Living room of a 1 BHK Flat has a niche for your showcase.

I think, for a better cross ventilation, you should demand a 2nd window for the living. The builder may have avoided it to cut the construction cost, and, or, for the sake of privacy.

2 BHK Flat at Swapna Saankul:

First, i would like to congratulate the builder of Swapna Saankul for offering a 2 BHK Flat of 524.17 sq.ft. carpet area which has a dry balcony, entrance lobby and an attached terrace of 10'x5'6", either to a living on odd floors & to a bedroom on the even floors.

His efforts to provide common toilet and an attached toilet for the master bedroom shows his creativity and dedication to offer best possible in this size and in this budget.

I am sure, the builder has done his best to attract the needy end user, the actual home buyer, and successfully managed to keep away investors. So, if someone ever asked my opinion about "investing" in Swapna Saankul, that would be a pleasant surprise for me!

The PMC can’t run buses; but wants metro rail

Pune Metro: Rs 6000 crore 1st Phase:

Write back to us at Sakaal Times (Editorial), 27 Narveer Tanaji Wadi, Shivajinagar, Pune 411 005, or email us at ourvoice@sakaaltimes.com and let us know what you think
Suddenly the much hyped Pune metro railway seems to be a dubious proposition - primarily due to the unholy haste with which the Pune Municipal Corporation (PMC) has granted approval to the project and is now seeking state and central funding.

The two glaring questions that have arisen are -
can a municipal corporation which cannot run a city bus service efficiently be trusted to manage a highly complex operation like a metro rail network?; and,
is there really a need for a metro railway, especially at a stupendous cost of over Rs 10,000 crores of public money?
The issue here is this - there are several much cheaper options available; options that would be cheaper and easier to operate and maintain than a complex metro rail network. Has the PMC examined these options ? Has it taken an educated and informed decision ? Has it considered the long term implications of creating a metro railway ? Is the PMC eminently qualified to take such decisions in isolation?
To read more, please, visit Amitabh Dasgupata-Sakaal Times

Pune Metro - Is it on the right track?

Why has the Pune Metro project been hurriedly given a green signal? What will be the impact of such a scheme on the economics and infrastructure after it is implemented, wonders Prashant Inamdar while Team Sakaal Times raises other important questions about it

The PMC Standing Committee has approved the Metro proposal in a great hurry. Subsequently, the General Body has also endorsed the decision and forwarded the proposal to the government for approval and fund allocation. Read More

Alain Robert a.k.a. "French Spider Man" to climb Amanora Towers on Sunday, 28th February 2010!

For Invites call Vikas Jaiswal: 91 99229 35375 today!:

Alain Robert (www.alainrobert.com) (born as Robert Alain Philippe on 7 August 1962), is a French rock and urban climber, from Digoin, SaƓne-et-Loire, Bourgogne, France. Known as "the French Spider-Man" (after the Marvel Comics character Spider-Man), or "the Human Spider", Robert is famous for scaling skyscrapers.

Robert has scaled 85 giant structures around the globe including many of the world's tallest structures, most of which he has scaled using only his bare hands and climbing shoes.

Robert's urban climbing career has been characterized by an ever-expanding list of famous landmarks which includes the Eiffel Tower, the Sydney Opera House and the Montparnasse Tower in Paris, as well as the world's tallest skyscrapers.

In the 1990s, as his exploits brought him worldwide media exposure, speculation began as to whether or not he would attempt the tallest building in the world at the time: the Petronas Twin Towers in Kuala Lumpur, Malaysia.

Although Malaysian authorities were expecting his attempt, they were still astonished when one day in 1997 he suddenly appeared several floors up on the side of the tower. He was eventually arrested at the 60th floor, 28 floors below the top.

While scaling the Sears Tower, now called Willis Tower, in Chicago, Illinois in 1999, he encountered the most challenging climbing conditions in his career. Near the top of the 110-story building, a thick fog set in that covered the glass and metal wall of the last 20 floors with moisture, making it dangerously slippery. Although the climb became agonizingly slow and very strenuous, Alain Robert overcame the difficulties and reached the top. Read More

Why i can't refuse to visit Amit's Astonia Royale at Ambegaon Village

Can you refuse to visit Amit Astonia Royale?

You can have many reasons to refuse Amit Astonia Royale, at Ambegaon Village on Mumbai Bangalore Highway, but i don't have any. In fact, i have many reasons to visit!

My first reason, i enjoy visiting a launch event of a real estate project. As some enjoy a "first day first show" of a Bollywood movie.

My second reason, as i have already told you, with the launch of Astonia Royale, Amit Enterprises Housing Ltd (www.amitenterprises.com), i believe, is setting a trend of "Luxurious Affordable Housing" in Pune real estate market.

Amit's Astonia Royale: An Important Mile Stone:

Amit's new trend, "Luxurious Affordable Housing", i am very much sure, is an important mile stone. A mile stone which declares the end of an era of "an easy home ownership for the young India", started by the government in 2003.

A mile stone which announces the end of experimenting with the size of a flat to attract untaped property buyers. The loud and clear announcement is:
"Builders in Pune, now, you don't have to construct small affordable homes for the property buyers who have limited budgets.

Builders in Pune, now, you don't have to worry about reducing property prices because, thanks to RBI, inflation is here to stay.

Builders in Pune, now, once again, you can focus on a small percent of property buyers who have enough confidence and income to buy a home. Starting from a smallest unit, you prefer to offer, a 2 BHK Flat for Rs. 35 lakhs!"

Amit's Astonia Royale: Beginning of a New Era:

Pune property buyers, launch of Amit' Astonia Royale proclaims, builders in Pune have regained their lost balance and now are back in commanding position to serve their preferred market.

Now, property buyers in Pune, if you want to buy a good 2 BHK Flat in Pune or in any fringe village of Pune, your budget should be around / above 35 lakhs. (Actually 43 Lakhs for a 2 BHK Flat! If you like Wakad near Hinjewadi!!)
(Or 25 Lakhs for a 2 BHK Flat! If you value the benefits of staying in an integrated township Megapolis in Hinjewadi!)

Now, property buyers in Pune, give up the hopes of property rates going down.
(No need of Rohan Builders' Price Protection Scheme!)

Now, property buyers in Pune, there are no possibilities of any new project coming up with a smaller size 2 BHK / 3 BHK Flats fitting in the budget of Rs. 20 to 40 lakhs.
(Like Celestial City at Ravet, Pradhikaran, PCMC!)

Now, property buyers in Pune, probably, no upcoming project will offer a 1 BHK Flat bellow Rs. 20 lakhs.
(Like Darode-Jog Properties' Greenland-County at Narhe, Ambegaon!)
(Nanded City Pune on Sinhagad Road, Pune!)

Now, property buyers in Pune, only privileged few can own a home in Pune.
(Pethkar Projects' Samrajya, at ShivtirthaNagar, on Paud Road, Kothrud, Pune!)

Now, property buyers in Pune, "Rent or Buy a Home?" is not your choice but a compulsion.
(No need of Mont Vert Homes' "Rent Today Own Tomorrow" Scheme!)

In short, in the true sense, launch of Amit's Astonia Royale is the beginning of a new era in Pune real estate market and i wanted to be the witness!

What say you?

Amit Enterprises launches Astonia Royale, next to Bloomfield, in Ambegaon Village on Mumbai Bangalore Highway

2 BHK & 3 BHK Flats, so affordable...(!)

Amit's Astonia Royale: 2 BHK Flat:
748 sq.ft. Carpet + 65 sq.ft. Terrace:
Rs. 33,34,100 to 37,48,650 all inclusive(!)

Amit's Astonia Royale: 3 BHK Flat:
926 sq.ft. Carpet + 132 Terrace:
Rs. 43,11,650 to 45,81,350 All inclusive(!)

Amit's Astonia Royale: 3 BHK Flat:
931 sq.ft. Carpet + 140 sq. ft. Terrace:
Rs. 43,60,200 to 46,33,350 all inclusive(!)

Royal version of Amit's Astonia at Balewadi?

I was happy to see a full page ad of Amit Enterprises Housing Ltd. (www.amitenterprises.com) in today's news papers. First reason, the ad was not about Amit's Sapphire Park at Balewadi!

Second reason, "Astonia" rang the bell of hope. Remember Amit's Astonia at Balewadi? Though the ongoing property rate of Amit's next door project Sapphire Park was Rs. 3,600 per sq.ft., at that point of time, Amit launched 2 BHK Flats of 685 sq.ft. Carpet + 88 sq.ft. Terrace in Astonia at Balewadi for the all inclusive property price of Rs. 25 lakhs!

Luxurious Affordable Homes In Pune:

Third reason, by adding "Royale" to "Astonia", i thought, Amit is trying to suggest that it's the "luxurious" version of an affordable "Astonia at Balewadi". "Luxurious Affordable Homes" quite an interesting idea! Isn't it? Looks like Amit is trying to set a new trend in Pune real estate market!! Just like Lodha Group successfully set with their Casa brand in Thane, Dombivali and Dahisar in Mumbai!

2nd Phase of Amit's Bloomfield?

Fourth reason, in the ad Amit insists that Astonia Royale is "Next to Bloomfield" on "Mumbai Bangalore Highway".

By associating with their popular and luxurious Bloomfield, Amit tells you that Astonia Royale is an attractive offer. You can't ignore "Affordable Luxurious Homes" at Amit's Astonia Royale if you are looking for a 2 BHK / 3 BHK Flat at Dhayari, on Sinhagad road, Warje & Bavdhan at Chandani Chowk, Baner, Balewadi, Sus, Wakad and even at Hinjewadi on one side and Katraj Kondhwa road on the other side!

Compare and reconsider your investment decision:

Fifth reason, with the help of the powerful visuals Amit forces you to reconsider your decision of booking a flat at any other project in your preferred location. You start comparing the carpet areas of the flats, proportion between carpet areas of flats and their attached terraces, property rates, total all inclusive property prices, specifications and amenities.

In the process, you keep on reminding yourself that you should not forget about the construction quality and reliability of Amit Enterprises! Now, Astonia Royale becomes "sophisticated affordable luxurious homes from the reliable builder who is famous for quality construction in Pune real estate market!" Have a look at these visuals:

"I am going to make him an offer he can't refuse":

Can you refuse to visit Amit Astonia Royale?

Yes, only if, from the 1st standard, you are cherishing an ambition to become a Sarpanch of Sus Village!

Yes, only if, you are God's Free Gift to the builder in Balewadi!

Yes, only if, your Karma is "Paisa Feko Tamasha Dekho" in Wakad!

Yes, only if, you believe that "Life is not a Journey" but waiting and waiting list!

Yes, only if, you believe that your booking can save falling stock market on Dalal Street!

What say you? Am I too happy about the launch of Amit's Astonia Royale at Ambegaon village?
