  1. Carpet area is on what basis? Is it possible to have break up of terrace and how it is included in the carpet area. These days new trend is brought by CREDAI of adding 100 % carpet and then further loading to builtup.

    Also as I know it is a land on lease by the MIDC. How is one going to resale the flat?

    Dear Shanti, these are not terraces. These are balconies. As per the development rules of MIDC, and even PMC, balcony is a part of a carpet area. Because, balcony is not open open to sky, like a terrace. It is covered with the roof of your flat.

    This is the 2nd phase of Megapolis Smart Homes. You can visit my old blogs to read the discussion on the lease of land and other related questions.

    For example, you are buying a flat. You are going to sign the "sale deed" with the builder. Not the lease deed. So, you can resale or gift the the flat in Megapolis Smart Homes 2 like any other flat in any project in Pune.

    I can understand that you are not comfortable with "lease". You believe in "ownership".

    But this is Maharashtra. MIDC is Maharashtra Government's company. Like in other states, Maharashtra Government or it's company can't take away the land from the farmers and sell it to an individual or a company. It can only give it on the lease. Only for the specific purpose. Like constructing factories - MIDC - and IT parks - Rajiv Gandhi Infotech Park - or for the residential developments - Megapolis.

    Dear Shanti, nice to know that once upon a time my blogs had "sheen"! Thanks for the complements!

    If you are talking about the "glittery write up" in this blog, then let me tell you that - i have only shared the images of brochure and property price. I have declared this in the headline itself. This is not a review or there is not even an explanation or information.

    If your comment is your general observation - then you are 50% right. Yes, i write about selected projects. Because

    1) Though, i do it full time, for me it's physically not possible to write about all 1000+ projects. Visiting, understanding and writing about one project takes lot of time and energy. Plus, there are e-mails to reply and calls to answer which takes lot of time too.

    2) Since i can't write about all, i prefer to talk about the projects i like. Since i like the project - i tell you what's good about it. Which you may find like advertising copy, i can understand that.

    Generally, I don't waste my time in criticizing. I prefer to save my time and energy by not writing about these projects.

    Yes, you may find this difficult to understand and accept. Because, it looks like that you believe in criticizing. For you complementing - talking good - may be waste of your time. For example, I don't remember reading your name on any comment which had ever given any complement in the past for "sheen of my blog". But this time, when you were unhappy - you took efforts to write! Right?

    We all are unique. I respect my and your uniqueness. I don't say you are not good because you are not as per my expectations.

  5. I had visited Megapolis and met marketing staff. They are not allowing to meet Mr. Kulkarni. I personally wanted to ask him some doubts before making my decision. But due to reactions of the marketing staff I feel they are not concerned for customers feelings. Mr. Kulkarni is not worried for the customers. Ravi could tell Mr. Hemant Kulkarni to attend customers like me who really areserious buyers?

  7. apart from larger area ( bigger balcony, dry balcony area next to kitchen,slightly bigger dining area) whats the differance in quality of construction between flats in SH-1 and SH-2 ? Why have the builders charged 25000 more in infrastructure charges in SM-2? Would there be additional amenities like piped gas? would the smart amenities and smart specs be same for SH-1 and SH-2? I have booked in SH-1 and many of my friends are keen to know these answers as they missed the bus for SH-1.

  8. Pune's property market is like "Duniya Zhukti he Zhukane wala chilaye"

    See the location of megapolis project how can you say that it is in Pune. OMG ..:) 2 hr from pune and even 1 hr from chandni chowk.

    2 hr from pune you can reach to Shirur or Pirangut. so it is "Pirangut" property market.

    IT guys are lacking basic understanding of carpet area, sellable area , build up area and it shows younger generation doesn’t have common sense how to deal and sell purchase things.

    Paisa kamane se common sense nahi ata he you need to learn it.

    Pune builders and people like Ravi fooling property buyers.

    Megapolis is not in Pune. Means, Megapolis is not in Pune Municipal Corporation (PMC). Nobody says that it is in Pune.

    Megapolis is an integrated township of 150 acres. It is formed as per Special Township Law of Maharashtra Government.

    This law is considered as an answer to unplanned development in the fringe area of a city - here Pune.

    So, consider Megapolis as a small township - "Wadi" - of Pune city.

    For last 5,000 years, this is happening in India. Village gets duplicated. Khurd and Budruk. Wadi - small settlement - is added to the original village. We who live in India know this. So, we who live in India, find it normal.

    However, thanks for high lighting this point. Those who are not born in India will find it useful.

    Look at me! I only know "Carpet Area"!
    You know? I insist on considering only Carpet Area - which is a space inside the 4 wall of our home and which we actually use!

    Not only that. You know, Rajesh? I consider all inclusive cost, as a price of the property! So for me, property rate is = all inclusive cost / carpet area

    Isn't this too basic? Too Simple! Right? You want us to complicate it. Right? I am impressed!

    Thanks for your time and thoughts shared on the call two days ago.
    I have gone to see Megapolis twice since our call. It is an impressive project. The sales guys claim that the funding comes from Singapore Govt. I cant see any reference to that in the literature. Do you know if this info is true?

    Also, do you or any one else reading this blog know how negotiable their prices are? Please post experiences!

One more question i had left out in my last post: in the brochure of SH-1, the podium area was not shown in much detail in the layout picture, while in SH-2 the laypout picture shows the podium space in detail as to its constituents. Would similar podium be developed in SH-1 also? (This query is of course for me and not for my friends !!)

  15. dear ravi i have looked around in pune for last three months but could nothome on to a project offering ameneties and society(probably) like megapolis in my budjet. i have gone ahead to book a 2.5 bhk in sunway. would seek comments from you on the future of the project. my aim is investment. will rent be a problem? also i feel with the proposed DP road to balewadi accessibility is bound to be better. it is currently a nightmare coming out of hinjewadi to wakad during office hours. i faced it once i had gone initially tosee the project. comments apart but i value your blogs as they are statement of facts on ground and do not seem to be influenced as some people claim. keep writing

Since i am purchasing the house for first time i would like to get the cleared from the GM. Is he not there for the customers? Is he really such busy? You have shown his photographs with chopper and other so called hi fi photoes. At the same time you have also said that he is flamboyant yet on ground. So can he not spare few minutes for a serious buyer?

  20. These guys are asking approx. 90% of the total amount as Agreement Amount.

    Builder clearly wants to lock-in the buyers and deter them from cancellations.

    Ravi, didn't find mention to this u\important point in your blog. SOmetimes, please write something that is of buyer's interest as well (especially because your blog readers are the buyers and not builders community and their agsnts.)

    In Phase-1 also, builder was cutting lot of amount for cancellations.

    - Sure! I will write. But, him, blog is a two way communication. You have tell me why you booked your flat. What are the positive points according to you!

    For me, important points are:

    1) Flat with infrastructural services - water, electricity, waste management, safety & security, well planned neighborhood - provided by the builder.

    2) A flat along with all above services at this rate and in this budget is the best offer - at this point of time.

    3) As far as i know, the profile of the property buyers is very good. So, i am sure, Megapolis will be a good community to live.

    If price, services and people are positive points, you can manage negative points - because mostly they are more of a personal nature.

    For example, for a person like me who lives off on his small investments - cost of maintenance would be too much.

    For me, living in PMC would be easy - less expensive. Though of poor standard, all infrastructure services are subsidized.

    PMC believes that it's it duty to be a loss making unprofitable organization.

    By the way don't go by images you see in the brochures. Those are all, always, "Artist's Impressions". Not a landscape architects plan. Generally, when there is a podium, at the launch stage, landscape architect's design is not ready.

    International funding is very complicated business. Mostly untraceable. Plus builder advertise marketable brands - ABG and Kumar Properties. When actually there are more partners:

    i planning to booked a 2 bhk flat at the smart Home 2 megapolis. I have a couple of observations on the project,
    firstly, what all is included while calculating the loan amount for a flat? Is the Vat and legal charges also included?
    Secondly, the builder has included 1 Lac as infra charges and 1,50,000 as other charges included in the total agreement value... what are these? does it include MSEB, Society Car park (covered / open) etc???
    thirdly, i had once read in Indian Express ( july 2008) that defence pers and ex servicemen would not be required to pay the service taxes ... what is your take on this? or is it just an hearsay ...
    fourthly, is the vat 1% and service Tax 2.58% applicable as on date ... and why is the buyer required to pay the service taxes?
    and finally, i if i use the services of agents like from allcheckdeals or 99 acres, what are there charges? what is there take on this?

    The real estate salesman should receive 50% of the cancellation charges as a compensation for his time and efforts invested in getting a booking and for the loss of commission of the cancelled booking.

    per them, the sale is "not the 99 year lease" the buyer will get the full ownership. But when the buyer want to sale it to other party that deal will happen through MIDC (not sure how will this happen?)

    I have booked 2 BHK flat in Sunway Phase II.
    At the time of booking they were claiming that no flats(which hv good direction - garden facing etc) are available under 12th floor.
    So, I had to go for 12th floor(rate of 2850 sqft) and my total flat cost has gone upto 33.5 lakh(including everything).
    Do u think that this is a descent rate(2850) for a flat in Megapolis or it is too much?
    I am looking for a flat from staying point of view.
    Little confused now as i had to strech my budget by couple of lakhs.
    Do you think it was a good decision?

As you know Govt. can’t sell their property, they always give it on lease or rent. It is 95 year lease but extendable.   48. Good news .... 1stly, Megapolis project has a CIDC-CQRA Construction Quality Certificate.

    2ndly, the infra charges and other charges, includes MSEB, Club Membership, Infrastructure Development, Etc., Maintenance will be monthly i.e. Rs.1.50/- per sq.ft. Parking would be covered,

    3rdly, Service taxes are still not applicable.... so you can wait till it is through and give the payment.

    bad news is NO internal Gas pipeline connection...

  50. I would suggest to check the availability chart that they maintain and you will find the actual status. When i last checked on Saturday 4th Sept , most of the towers which they opened(A4-A12) were booked till 9th floor.

  59. Rama Builder - Air Castles, Marunji - Cancellation hassle

    My relative wants to cancel his booking at Air Castle , Marunji near Hinjewadi. Registration is not yet done.
    Booking amt was Rs.1lacs and cancellation charges were 50% (very high). Booking rate was 2450 and now he is quoting 2800 to new buyers.

    Now, when we want to cancel booking, Rama builder is asking to pay Rs.50,000 BLACK money in CASH and also told that we will get back Rs.1lacs only after the said flat is sold to some other buyer.
    But nothing of this sort is written in the booking paper, it just says cancellation penalty is 50% of booking amt.

    Ever since booking our experience with Rama builder is very bad.

    Avoid Rama builder!!!

    Please forward this to your friends, especially in Hinejewadi. Let this rogue builder know power of bulletin board, mailing lists.
    Without support from Hinjewadi IT people, these arrogant, crook builders will hesitate to act like this henceforth.

  62. It looks like comments of past blogs are mistakenly showing up on this blog. Many comments has timestamp of August.
    I think people here should accept that it is blog of Ravi's view and not a blog of news. It is not possible to go without bias. As I see, blog is one's view of the world.
    That being said, Ravi does not consider many projects worth considering in Pune - like Air Castles, Blue Ridge. If he doesn't consider big projects from reputed builder then it does not give good impression about the blog. Then this blog does not look like catering to buyers. Ravi's comments like "I save my energy and time by not criticizing bad projects" does not help either. It sounds like Ravi will post an entry about a project only when he gets a deal from the builder.
    If you notice that he talks about DNV builders which will have just 4 towers then it wonders me why he doesn't consider projects of similar size and in same location. I think Ravi talks about very few projects and why he talks about only those projects is anybody's guess.
    I appreciate Ravi's blog even though he gives selective information about selective projects. he mentions his views in his blog.
    Any big ticket purchase like real estate should not be done without proper research. People should not depend on a single blog too much.
    That being said, I have a query to Ravi, is there any plan to increase connectivity from phase 3 to wakad. Is there any such DP road ? Otherwise connectivity will remain biggest obstacle for Megapolis.
    As far as any township goes, what is necessary is social infrastructure like school, college, hospital, entertainment avenues, mall. It is even more important for projects like megapolis which is at the farthest end of city. I am really looking for what actions developer take for it. Lets hope that this does not become a ghost township where people occupy just a quarter of the full capacity of township. I am not aware of township act and not sure if there is anything legally binding on developer for social infrastructure. This is the biggest question for Megapolis. I really hope that township like megapolis do well so that city remains well-planned.

  65. What I have noticed about Megapolis :
    1. Thogh there is space is reserved for school, multiplex, mall we dont know when they will come up. It might take 4-5 years to develop these amenities.

    2. It will be difficult to get other options for hospital, school, mall etcetra as they will be atleast 7-8 km away from the project.

    3. Since it is within MIDC area, chances of any other residential locality coming up in nearby area is very less. If MIDC does open up its space for more residential projects, the price of megapolis apartments will decrease because of demand-supply mismatch. If commercial projects are allowed on MIDC land then Megapolis has very bright future. But chances of MIDC selling its land for commercial projects is very less.

Also it would be interesting to know how many people come to stay in the premium flats which will be ready by this year-end or next-year-beginning.

  67. I have heard from my friend that developer has rights over the space reserved for school, mall, multiplex. He also told me that the developer has right to sell the space to any third party.
    What it means is you may not see a school in Megapolis but a costlier restaurant/hotel.

    I have purchased a flat in the original towers (B) and I feel sort of let down that there is a new smart home development in the same area at a much lower rate! So was it worth booking the flat at such high rates when the first flats were launched. Ultimately over a period of years the prices per sq. ft will more or less even out as these are generally dependent on location?
    I dont know, because on the one hand I missed
    Paranjape (knowing too late) and then this! What is your view?

    You seem to have been fighting like a warrior to all questions from people, defending the fort of Megapolis. Futile though from my point of view, if you fail to answer the basic questions below

    1) What is the basis for the rate at Megapolis (3200+). I see the same rate in Wakad, Pimple Saudagar, Balewadi etc which certainly are much better developed. Although I argue that they are completely or even substanially developed for that matter, which is the real pain for buying property at any suburb of Pune. The facilities and amenities do not do justice to they rates they claim. So with the so called developed areas or comparing it with Aundh or Baner
    for that matter, please highlight me the infrastructure perks that I will be able to enjoy in Megapolis.

    2) Except for Page3 amenities that Megapolis provides, list me the access to basic facilites like public transport, hospital, schools, colleges, government offices, banks etc. Pune still suffers from the lack of basic transport which is at peak when it comes to Hinjewadi. Even from a place like Wakad one has to
    go up and dowm to Aundh for every basic household requirement right from cutlery to electronics. The govt offices are in Pune-1, and even the bank that rolls crores every month in Hinjewadi expects me to come to ShivajiNagar branch for any matter important. Are these problems going to vanish by going 15 kms away
    from Wakad to Megapolis.

    3) The traffic in Hinjewadi is a big issue. Isnt it a clean way to fool the IT people by saying it this way; "OK, there is traffic everyday to come to office and it takes 2 hours to reach office from City, so why dont you stay here forever near your office, 2 hours away from City" Assume if someones family members want to go out for a movie or outing in Pune City (2 hours from Megapolis), do you think they will dare to cut the evning traffic at Hinjewadi and Wakad.

    4) Megapolis indeed would build a world class complex, but the moment you step out of the gate there is area which is disconnected socially from every part

    of the city in all aspects; and which we all know will certainly take a considerable time, to be integrated as a part/suburb of Pune in true sense, with respect to access to means of living.

    5) Tell me if you disagree with me on below facts, with your take on this
    i) If not for my car, how do I come to/from Pune Station. The transportation is poor
    ii) If not for the 1-2 restaurants (if planned) in the Megapolis township, if I need to dine out with my family do you expect me to come Wakad, Aundh or Baner
    iii) If not for the hospital (if planned) in Megapolis township, should I come to Aundh/Chinchwad for nearest hospital (there is none in Wakad)
    iv) If I need to shoppe do you expect me to come to Aundh from Megpolis
    v) If I need to buy heavy electronics or households, the shopkeeper will charge me double Octroi from Aundh or UnivCircle
    vi) When back from railway station, I do not think any rickshaw from Pune will be able to take me there below 1000 rupees on a bad day. Finding the address itself is an adventure.

    6) I absolutely agree that this is first of its kind project in Hinjewadi and things take time to turn up. If that is your answer, let me counter argue asking the first question again. What is the basis for rate? If facing problems is expected at first place, I would never buy this project with anything above 2000 per sqft.

    Now, you want the justification for these property rates. Right? I can give 1100+900=2,000 justifications. But, i will not give them. Because, i don't want to add to your unhappiness.     You are right. Megapolis is 150 acre township, located roughly 9 kms away from the borders of PMC & PCMC.

    150 Acre Township can never socially integrate, compete, can be as good as, a city like Pune which is populated and evolved over last 500 - 600 years.

    In fact, Megapolis and all integrated townships are basically only a solution to unplanned urbanization. Expansion of Pune City beyond it's old limits. When at a certain stage government realized that the local government - PMC & PCMC - can not expand it's boundaries and provide infrastructural services like water, electricity, waste management, safety & security, it decided to "out-sours" these jobs to private sector. Government decided to let the builders to develop more than 100 acres, build the township and work as a local municipal government by providing basic services.

    So, in all sense, Megapolis and all townships like Blue Ridge, Amanora, Nanded City Pune are independent townships. Like Magarpatta, and even "Camp" in Pune has it's own identity - these townships will also have their own independent "social culture" and will not integrate with Pune City.

    You are completely right about it. It shows that you have understood the concept well and don't feel like being a part of it. Which is OK. I can understand you. Because, i am born and brought up in Pune. Though i am living in Kothrud for years - i feel happy when i am in Shaniwar to Shukrawar Peth, & of course, in Narayan, Sadashiv Peth.

    However, true Punekar understands that city keeps on growing. Because, Pune has ruled India for more than 200 years. So, true Punekar, like me, looks at the development in the right perspective!

    "Not socially integrating with a bigger city" like Pune - is not unnatural. If you look the structure, you can see that not only a Big City but even a small villages also have "Wadi" "Wasti" at a little distance - with a limited connection for the specific reasons - from the main village.

    PBAP (Promoters and Builders’ Association of Poona) have laid down the guidelines that are to be followed by all its members, bringing about uniformity to the areas available for sale. The guidelines are as follows:

    Residential: Sales area will be carpet area + 25%, inversely, carpet area will be 80% of sales area. Commercial: Sales area will be carpet area + 33.1/3%. Inversely, carpet area will be 75% of sales area. Lofts are measured 50%. Mezzanines (sanctioned as such) are 100%. Eye-level terraces are charged@50% for area up to 500 sq. ft. and @33.1/3% for more than 500 sq. ft. Carpet area is measured internally wall-to-wall without considering plaster thickness and column offset.

    I saw the cost sheet but the price starts from 2300 and if we include infrastructure charges and "other charges" which are paid to builder and not to government then price comes to be 2536 Rs per sqft. The rate is way beyond 2000.
    However, I think people who bought at that time indeed got a good deal.

    I am sure that few apartements (possibly in premium buildings) would be ready for posession by now. Experience of the people who have already moved in would be very helpful for all people reading this blog. That might answer Rahul's queries as well.

    I am well-wisher of all townships in Pune and would like to see the projects taking off. However, I am not sure how much developer is interested and legally bound to give social amenities.

    Lets hope that school, hospital, multiplex and mall will be ready when buyers move in.

  80. The Megapolis land is on 95 years lease (4 down already). There is an ongoing court case too. Thus not all the banks approve loan.

    I was about to book a 3BHK, but a person from Paranjpe developers opened my eyes.

    I am amazed, why did anybody from Kumar not tell me about this in the introduction.

  83. Ravi - Do you think it is wise to put our hard earned money in the project which is not clear title. Have we not already heard of Lavasa, Adarsh etc. Should we still close our eyes and walk knowing that the court can put a STAY order on this project anytime?

    Come on Ravi, The sales people should have mentioned all this when they tell about the property. A senior from Kumar Properties EStreet office confirmed that all of this is true. He also agreed that there is a outstanding court case on the land.

I booked one flat at first floor in sunway but (1)nobody is able to tell the podium height.(2)nowhere they mentioned as covered parking and wrote as (open/covered). May they provide the open car parking.(3)one clause in document at page 32 "Before assignment of rights acquired by purchaser, i have to get NOC from MIDC.what is this as nobody is telling bout this and giving number of others. If you or anybody know bout this pl tell me. and yeh want to talk anybody booked flat at sunway first floor or at any floor. Regards Abhinay

  94. I recently visited the megapolis website and the costing sheet for sunway has the revised per sq ft rate at 3400. The previous rate set started from 3100 and had a floor rise of 50 per 2-3 floors. Would that also be the case here?

    I am planning to buy a home in wakad/hinjewadi area. My mind say to plan for a 2BHK whereas 1 BHK fits into budget well i.e., 30 L. Can i be able to find a home with good locality for 35-37L and posession within 6 months. If not, then going for a 1BHK should be good option? Do revert based on your experience of buyer's mind.
