Teerth Realties' Aarohi at Sus - Group Housing Project of IT Professionals Welfare Association Pune (ITPWAP) - Construction Updates and Availability

There is nothing like property buyers coming together, forming a group and developing their own housing scheme. Though it is tough, as tough as Everest expedition, the rewards are beyond imagination. Right?

Last weekend, while making the pre-launch presentation on A 2 BHK Flat for 20 Lakhs at Kondhawe Dhawade Pune 411023 to Vastushodh's Google Group, Sachin Kulkarni said that the group housing not only makes home ownership affordable and possible for the property buyers but could become a financially viable business model for a builder like him who believes in social responsibility. Sachin said that he considers himself as a Sherpa who has taken an initiative in organizing and leading an expedition of the property buyers who have a budget of 20 lakhs and want to own a 2 BHK Flat near Kothrud.

From that point, i was curious to visit IT Professional Welfare Association at Pune (ITPWAP) Group Housing Project Aarohi at Sus and my ex-client Mr. Vijay Raundal of Teerth Realties who is playing a role of Sherpa in this housing expedition! I couldn't meet Mr. Raundal but Prasant Gaikwad, Vice President, Marketing took me to Aarohi at Sus and told me about their upcoming township, Teerth Towers at Baner Sus.

On my way to Sus in Prasant's car, i realized that now, I can see Aarohi from Pashankar Garage! Otherwise, last time, i was wondering why am I on this road? Where am i going?

Of course, besides the visible cluster of buildings of Aarohi, since i have stopped selling and started blogging, my views about Pune real estate market have changed a lot too. For example, in one of my first blogs, on the eve of launch of Blue Ridge Hinjewadi, i thought that Paranjape Schemes was developing this township for the Aliens and i wondered - "Why didn't Paranjape Schemes name it "ETshri", like "Athashri" - their project for the senior citizens?"

Now, i have realized that you have to go and live in a fringe village, like Sus and Bhugaon, or pay high sentimental price for the properties in the popular locations, like Wakad and Balewadi Baner, in Pune Municipal Corporation and Pimpri Chinchwad Municipal Corporation limits.

Developments happened in the last couple of years, Globalization, World Financial Crises, Jawaharlal Nehru National Urban Renewal Mission, and German Bakery Bomb Blast, had told me that business and powers all over the world have made connections with each others but the citizens of Pune are left alone, on their own, to survive and die.

My local government, Pune Municipal Corporation, is not for me. But for those who control the power and prosper from it. Now, for me, not the PMC's Jakat Naka, but people define Pune. Our Pune, citizens' Pune is a different Pune, than the Pune of PMC & PCMC, Maharashtra Government's local units.

So, i have started believing in the integrated townships - like Megapolis at Hinjewadi - which is a business development of the real estate developer. Or the small builder's effort - like, Vastushodh's Project at Kondhawe Dhawade Pune 411023. And, of course, the private citizens initiative - like, one and only initiative in Pune, IT Professional Welfare Association at Pune - ITPWAP's - Aarohi at Sus.

This time, Aarohi at Sus looked very different. Particularly, the open space was looking too big. More than you expect in a township of 22 Row Houses + 16 Twin Bungalows + 3 buildings of 187 units of 2 BHK & 3 BHK Flats.

In this open space, club house and all sports amenities - including Tennis Court and Squash Court - are planned. Looking at the on going construction of these amenities, i asked Prasant, "I hope you haven't forgotten to construct any building!"

Prasant said, "No. We have planned everything as per ITWAP Group's expectations and have constructed more than their requirement! So, in these 3 buildings, we call them C, D, & E Buildings, on 8th, 9th and 10th floors, we have some 35 -36 Flats - 2 BHK & 3 BHK - available for booking!"

"Any Row House or a Twin Bungalow?," I asked.

"No. Not a single one!," said Prasant.

"How sad!," i said.

"But, we have a couple of Penthouses available in all three buildings! From the top terraces of these Penthouses, you can, not only look at, but even look down, at Blue Ridge Hinjewadi!," Prasant said.

"For that how much property rate one has to pay?," I asked.

"Rs. 2,800 per sq.ft. for the Penthouses and Rs. 2,600 per sq.ft. for the flats!," Prasant said. Besides these 3 buildings, C,D,& E, Aarohi will have 2 more buildings - F & G. These buildings will have all 2 BHK Flats of approximate 1,000 sq.ft. saleable area.

Teerth Realties is planning to open bookings of these 2 buildings, sometimes in the next few weeks. "Ravi, now, after the experience of ITWAP, I love to do everything in a group!," Prasant said. "Means, you haven't said No!," i said and started taking photographs of Aarohi.   1. Hi Guys, please note that the builder has not received any approval for F & G building till now. In fact he doesn't have approval for 5th floor and above on C,D and E buildings.

    Please be aware and ask him for documents and approval before booking any unit in this project.

The problem with Teerth realties is that they feel that they can do anything and evrything and it will be acceptable.Aarohi is dream project for many and all the members will fight the intention of builder to make the project a concrete jungle.Before buying in any project of Teerth.....you should definitely contact someone ho has the experience of dealing with Teerth.....get the opinion and then decide if it is worth associating with teerhth

    However, i was expecting an email.
    At least, the receipt of my email.
    At least, an email informing that you are taking an action on my email.

    Aren't you worried that some people are spoiling your image by posting wrong information on behalf of ITWAP?

    Don't you think that these comments create an impression that you all have failed in developing your group housing project?

    I am very proud of you all ITWAP Group Members. I admire your initiative. I wish more property buyers should follow you - ITWAP - and develop their own group housing schemes. So, i feel sad when someone posts above comments on behalf of ITWAP group.

    That's why i approached you. I request your official acceptance or rejection of these comments. But you are not even officially giving receipt of my email!

    this is the latest email from the buliders to me


    Further to our mail dated 4th December 2010.
    We are writing to inform you that the Govt. authorities have levied a penalty of approx Rs. 90,00,000/- for constructing floors above the 4th in C, D and E buildings without sanction. We had no choice but to continue the construction to avoid delays. We did this borrowing from banks and paying interest. Also, due to change in duct size by Govt. authorities, another Rs. 7,50,000/- had to be spent in breaking the ducts. You will agree this is a big amount and thus a small portion is being passed on to you. The logic behind asking you to pay an additional amount is that had the sanction been received when you paid 15% , you would have registered the agreement, taken a bank loan and paid interest to the bank. This interest amount is being claimed by us.
    We have calculated the above mentioned interest @ 8% p. a. and your share amounts to Rs. 1,24,454/-.
    Kindly arrange to pay the same through a cheque/DD by 16th Dec. 2010.
    Registration of agreement will be done after receipt of your cheque/DD and other documents asked for vide our earlier mail.

    1) Though, i appreciate your efforts, i believe that, as a member of Aarohi Co op Society, you should not have posted this comment here! Your Core Team must have agreed to pay these additional charges. Otherwise, the builder wont have send you this demand letter. Right?

    I believe that you should have discussed this matter of additional charges in your group - Aarohi Co-op Society!

    I was curious about this issue too. I asked the builder about the possible revision of your booking rate which is too low. Considering the increased cost of raw materials, i was expecting that the builder will asked for more rate than agreed 2 years ago. However, the builder said that he will talk to me only after discussing and finalizing with your core team.

    2) As a third party - i can understand you. You would have liked to get it at the old price. Without paying anything extra. Nobody likes to pay extra. Paying extra is ridiculous. Free of cost is good. Right?

    3) As a real estate professional, i find this reasonable. He is asking you to pay only what you would have payed to the bank if you had done the agreement and taken a home loan. It's economical than asking current property price.

    4) As a group, you have to share the extra charges for constructing without permission. If the builder hasn't constructed, your group housing project Aarohi at Sus would have been dead long ago.

    5) After reading all your responses on this issue, i feel that the builder should not have tried to go ahead and complete it at all. He should have given up long time ago.
