To avoid disappointment of realizing (after taking possession!) that your flat is too small than you had "imagined", Suyog Development Corporation Ltd strongly suggests that you should insist on the carpet area - internal area - wall-to-wall area - of the flat.

Without going into the details of "loading" on the carpet area, Suyog - one of my favorite clients in my real estate advertising days, claims that they give you more carpet area.

At a first glance you may feel that their property rates based on the saleable area are on the higher side. But when you will understand that you are getting more carpet area, Suyog says, you will realize that at Suyog Lucky Homes you are getting value for your money. (!?)

What is your take on the "other charges"?

Recently, you may have seen that i try to give carpet area and all inclusive total cost of the flat. Because, we all believe that, there is no point in focusing only on the per sq.ft. property rate based on the saleable area. Other charges also need 'correction'. Right?

Besides getting an idea of the real rate we pay for property or following the law ("Builders, sell on the basis of carpet area or go to prison!") considering carpet area and total cost has a practical benefit. While negotiating, i am sure, it is easy to bargain about the total cost than talking about each head separately, like parking charges, club membership, MSEB and society formation. Isn't it? Please, share your experience in the comments.

Nanded City Pune reduces the property rate to Rs. 2,500 per sq.ft.

10th June 2009 - Last date to finalize your booking!

Magarpatta's Nanded City, Pune - 700 acre mega township on Sinhagad road, Pune

Deepak, thanks for giving this breaking news! When i called the site office of Nanded City Pune, a salesman confirmed the news about the reduction of property rate to Rs. 2,500 per sq.ft.

Now, instead of Rs. 2,750 per sq.ft., till June 10, 2009, you can finalize your booking at Rs. 2,500 per sq.ft. he said.

What is your take on the property price reduction at Nanded City Pune?

You may remember that Rs. 2,750 was the special pre-launch invitation offer for the residents and "family members" of Magarpatta City and Nanded Village.

On 1st of June 2008, when Nanded City Pune was launched and bookings opened for all, property rate was Rs.3,250 per sq.ft., which eventually went up to Rs.3,500 per sq.ft.

Now, at this point of time, when you don't believe in booking in a project where work has just started, i wonder what Nanded City Pune is going to achieve by reducing the property rate to Rs. 2,500 per sq.ft!

I feel this is not the price reduction but serious devaluation of the 700 acre integrated township. Instead of motivating the property buyers, this reduction in the property rate is going to demoralize the existing buyers who had expressed their confidence by taking early decision to confirm their bookings.

These property buyers are going to ask themselves, "Why Rs. 2,500 per sq.ft.? Why not Rs. 2,300 or Rs. 2,200 per sq.ft.?

When Nanded City Pune asked for Rs. 2,750 per sq.ft. i did not ask for the justification. I didn't bother to see the plan or any details. I trusted Nanded City Pune.

Now, when they themselves, the promoters of Nanded City Pune, don't trust in the value of their project, how can i trust it? How can i believe that Rs. 2,500 per sq.ft. is the right property price? I won't make the same mistake again!"



It is going to create a doubt in the minds of property buyers like you, who haven't confirmed your bookings yet, about the possible depreciation of the property in 2 years down the line, when it will be ready for possession. When your sentiments will become completely negative, you will consider "lock in period" as a trap and not a protective net around your investment.

Ashutosh, reader of Ravi Karandeekar's Pune Real Estate Market News Blog, shared his experience with me and said that it's my moral responcibility to make my readers aware about this "issue".

He has also suggested that one should search Google for these two attractive terms before taking any step.

Elections are over, so nobody is going to ask you whether you love your county or not.

But, be aware, Ashutosh says, you may receive a call asking you about the membership of the club. Caller may offer a plot of land along with the membership.

Generally, i don't get involved in these "issues". I am real estate salesman. I blog to help property buyers to book a flat. If i have any doubts about a certain project, i prefer not to write about it. However, I searched Google, as Ashutosh told me to do. Result is this post!

Oh! What foresight some property buyers have!!



"Don't pay ADF to the builder."

"If builder gets 100 % down payment at the time of booking, what guarantee do you have that the builder will complete the project in time?"

Most of us, including me, had a some what similar opinion. Obviously, in July and October 2008, when Vilas Javdekar and Associates launched The Green Umbrella Offer for Palash 2.0 and then for Palash 2i, at Wakad, we strongly opposed the "scheme".

However, you know, many property buyers, in fact, too many property buyers, booked the flat under "No EMI till Possession" scheme!

Today, if you visit the website of Palash 2i ( www.palash2i.com ) and have a look at the progress of construction, you may wonder about the foresight these property buyers had!

About Palash 2i, Wakad:

Palash 2i, built around the concept of "ego-friendly, eco-friendly", is a 12-storey high residential complex. The tower consists of twenty-four 2-BHK apartments and twenty-four 3-BHK apartments.

If you visit my blog "Wakad: Palash 2i news - 45 bookings in just 3 days!" posted on September 15, 2008, you will find Mr. Aditya Javdekar, Managing Director of Vilas Javdekar and Associates, promoters of Palash 2i, humbly announcing, "we have not only sold out all 2 bhk's but now have only a couple of 3 bhk's with us for sale .... taking the tally to 45 bookings in just 3 days."

However, today few 2 bhk and 3 bhk flats are still available for booking in Palash 2i.

How come? Why? Because, after the Global financial crises, cancellations happened not only in Paranjape Schemes' Blue Ridge at Hinjewadi or Magarpatta's Nanded City Pune on Sinhagad road but in all small and big projects in Pune real estate market.

Good news is that Palash 2i has not only managed to construct, till now, as per the promise ( and proved us wrong! ) but they are trying to give the possession before the promised date, March 2010!

Considering the current preference of booking in the project in which 70 % construction is complete and 70 % not bookings but agreements are registered, i thought some of you may reconsider Palash 2i!

For your convenience, personally i find downloading PDFs of floor plans and viewing them in Google Docs very inconvenient and time taking process, i am blogging the floor plans and costing of Palash 2i, Wakad.

PCMC to issue notices to property tax defaulters

The Pimpri-Chinchwad Municipal Corporation's (PCMC) property tax department will soon issue notices to property tax defaulters having arrears of more than Rs 1 lakh and give them 15-day time to clear their dues before initiating the process of seizing their properties.

Shahaji Pawar, the PCMC's assistant commissioner, said, 'Property tax arrears of Rs 52 crore are yet to be recovered and we will take strict action to recover the dues.'

He said, 'The property tax defaulters will be given one chance to clear the arrears.'

Amit Enterprises - ready possession, early possession 2 bhk, 3 bhk flats and special offers, discounts on property rates

I have an interesting memory of Amit's Treasure Park.

More than an year ago, in the last week of February 2008, i had spend half a day in most of these 2 and 3 bhk ready possession flats. I was assisting my client, who was in US, to finalize his flat.

Before he went to US, my client had been to Amit's Treasure Park. So, he knew that few 3 bhk flats had a view of Parvati and Talajai Hills. But he took time and on the day, he was ready to book, those flats were not available.

Now, it was my duty to find an equally good option! Over the phone, we discussed each and every flat, it's terrace and the view. A tough job!

14 months ago, property rate of Amit's Treasure Park was Rs. 5,600 per sq.ft. Today it is Rs. 5,800 per sq.ft. At this rate simple 2 bhk flat goes for 66 lakhs!

Amit's 9 Green Park:

Along with Amit's Treasure Park, in the last 14 months, Amit's 9 Green Park's property rate has also increased by 200 rupees.

Located in the 'up market' locality ( means up on the hill slop!) of Sahakar Nagar 2, 9 Green Park's current property rate is Rs. 5,800 per sq.ft.

At this rate including everything, 2 bhk flat ( carpet area 686 sq.ft.) goes for 63 lakhs and 3 bhk ( carpet area 926 sq ft.) for 83 lakhs. Possession is in October 2009!

Amit's Bloomfield, off Sinhagad Road, at Ambegaon:

Amit has rationalized the property rates of Bloomfield! Now, along with the standard rate of Rs. 4,200 per sq.ft., for the flats with less specifications, there is a special property rate. Rs. 3,600 per sq.ft.!

Ready possession flats at Baner - Balewadi:

Emerald Park has ready possession 3 bhk flat for 38 lakhs. Sapphire Park has ready possession 2 bhk and 3 bhk flats. Amit has reduced the property price of Sapphire Park by 400 rupees. Thanks to new reduced property rates. Now, at Rs.3,200 per sq.ft., minimum budget has come down to only Rs.45 lakhs!

Now, all inclusive price of 2 bhk flat in Amit's Astonia, Amit's third project at Balewadi, is Rs. 26 lakhs.

Ad in today's newspaper says that 16Th and 17TH May, today and tomorrow, are the last 2 days to get the benefit of an "inaugural property rates" when both projects have a "package deal". No per sq.ft. property rate!

In a way, this is good! Because, saleable areas and property rates based on saleable area are misleading!

Lok Shasan Andolan suggests that if the State Govt along with PMC, PCMC amend their policies 3 -4 lakh affordable flats can be constructed

PMC & PCMC, free the land acquired under one or other pretext:

Satish Khot, sec-retary of Lok Shasan Andolan said, “There is about 500 hectare land avail-able in the rural areas adjoining Pune.

If more land becomes available under the residential area, it will also mean that more houses will be built.

According to Joshi, “There can be 220 flats of 450 sq ft built on one hectare of land.

If we consider the total amount of land, total number of flats available will be at least 3 to 4 lakhs."

Speaking more about the prices of the apartments, Gautam Dedhia, partner Apple Hospitality Services, added, “as of now a total of 35 such apartments will be available, which will be spread over two apartments in Baner. The area of the two properties will be 10000 sq ft and 3000 sq ft respectively.

As far as pricing goes, the range is Rs 600 for the normal apartments, and Rs 1000 for the exclusive apartments for a day.

The rates for them for a week are between Rs 3500-Rs 6000 and between Rs 13000-Rs 20000 a month.”

Tata Shubh Griha at Boisar - Tatas' nano housing plan takes off in style

Tata Group has sold around 3,500 application forms for its low-cost housing project, Shubh Griha near Mumbai, in the first two days of booking, three-and-a-half times the number of apartments the company is planning to build under the project, a company executive said.

The pricing of the project has taken many by surprise. Its Shubh Griha website (www.shubhgriha.com) has received 15 lakh hits in four days since announcement of the project.

This includes 6.7 lakh hits from the US and 3.3 lakh hits from India, as per the executive.

When Nano Homes Ravet in Pune was launched the website was not ready. Now, when the website is uploaded what i see is "printed brochure on the net!".

Many builders in Pune believe that "The website is not for the information but only to attract the property buyers to the site." Result is, attractive but less informative website!
