What do you do when you find out that the builder has increased the saleable area by increasing the loading from 25 % to 35 % ?

What do you do when you find out that instead of 50% the builder has charged 100 % for terrace?

What do you do when you find out that the builder has removed the carpet area of the flat from the brochure and from the website?

What do you do when you realize that the builder is trying to hide from you exactly how much space you are going to get?

Do you say, "Mr. Builder, Cut the crap! Tell me the carpet area of my flat."

When once i asked for the carpet area, you know what answer i got?

"Do you want to know the carpet area form "brick to brick" or from "plaster to plaster"?"

What is your experience?

    What are your views on Elpro-Metropolitan project which is located at Chinchwad. For 2nd phase they are asking for 42.5L for 1125sqft garden facing flat. Is it really worth for?? I think the construction work on the Elpro Mall is also halted which they heavily use while marketing Metropolitan. Please share something about the area as well.

  11. Do not buy at elpro metropolitan. The builder is not co-operating with the current customers.
    Better stay away from this project, huge disappointmnt for current customers......delay in project, no modification in flat...changed the parking layout..no guaranty of amenities.

  12. Do not buy flat at elpro. he has financial crisis. Phase 1 supposed to be completed by Dec-09. No elevators yet. Might give one but not both. Flats would be completed one by one instead of the entire building. Lot of work yet to be done. No cooperation from the builder...at all.

    No plan for ameneties yet.... mall seems will never come. Reliance has cancelled the agreement for the upcoming mall...

    Stay away specially from Ranjeet Salunke.

    I did the mistake by booking one.. Share this thoughts before booking...

    They will complete the slabs and ask for 85% payment within one year and keep the project pending for the nect one year . They did this for phase I.

    Check this....

    Dont also expect any feedbacks from Ravi Karandeekar. He is buzy promoting his friends projects.. he has never written anything on this project dont know why ????

  13. Metropolitan, Chinchwad- The Inside Story

    Don not buy flat at Metropolitan Chinchwad
    Here is the story of what they did to Phase I. Elro (Agarwal)and Cushman Weikfield (Ranjeet) started advertising the project in 2006-07. People actually started booking flats in 2007-08. In 2007-08 people were told that possession will be given latest by Dec-09. Infact people were told that the internal target given to contractors is Sep-09 and 3 months is the buffer. I also recall one of the comments made that the existing customers might celebrate their 2009 Diwali in their homes (As of now existing customer (Or rather I would say, OWNERS) dont even know when the project will be complete and whether they can spend their 2010 diwali in their homes)

    They started plints, and putting slabs very fast. Some slabs were complete in 20 days (Hard to believe) but there was a reason for that almost 85% of the payment becomes dues on completion of slabs and 98% on completion of brick work, For phase I, 12 slabs were completed somewhere in Sep-09 and brick work somewhere in end 2009 or early 2010. Now the job was done, they are not interested in the remaining 2 % so they dont care about completing the project. They started bookings for Phase II one building in Dessara -09 and as of Aug-10 (After 1 year they have just completed 1 Floor) That means these people have to suffer for another 2- 2.5 years to get the project. The project layout was changed. In the original plan of 2 buildings they have one more building where the club house was planned. (so the plan can change at any point of time. They can erect one more building in the centre of the project also)

    For existing customers, who are asking for possession, they are told that if they are not happy with the progress (Which is overdue for 2 months as of August) they can cancel the flat with a penalty of 25%.

    Add to that I heard now they have started asking interest @ 24% from existing customers for any amount of delay in payments. So if u apply for a loan and there is a delay according to the agreement, be prepared to pay interest @24% p.a.

    Elpro Mall and Amenities:
    Also forget about the amenities, now people are worried about the stand alone building and parking only not even the fence and entrance gate as he is not even started working on this.

    I heard Reliance has cancelled the contract for the reliance mall and elro does not have funds to complete the mall for their so called MULTIPLEX. They have a financial crisis since they have taken loan even for the existing project and before starting any building they have to take a NOC for that.

    One more thing they have deleted their existing blog ask them why they did so ??

    If u are planning to buy a flat there ask them about the truth of the contents above. or if u need any specifc details post in ur questions here. I will try to answer them.

  14. The builder is fraud. The entire floor constructed by him in Warje-Hill View Residency is illegal as per PMC and he did not issue completion certificate for the same. we will have to pay 3 times the property tax and also to make it legal, need to pay 5% of total cost of the flat to PMC as per current rate. Refer to below link which are pending since 3 yrs.

    Builder Atul Enterprises, Parvati Chambers, Sangam Press Road,16/1, Kothrud, Pune-411038
    does not have Completion Certificate for 5th floor Hill View Residency D wing.

    We are following with builders for almost 3yrs for Property tax. The reason he gave to us now is delaying due census which is contradicted by PMC officials. As per Property Tax department in PMC, they need Completion Certificate to provide Property Tax. The property tax for the flats not having completion certificate is 3 times the current rate and also the 2% penalty per month for delaying the payment.

    I queried Building Controller department in PMC and asked whether the builder have approached for the sanction of updated building plan. She said the above builder did not approach me yet for 5th floor and the building has only partial completion.

    The plan Upper level parking + 5 floors which he submitted to the bank is not at all approved by the PMC officials. The approved plan as per PMC officials is Upper level parking + 4 floors only for which tenants from Flat No 1 to 17 got the partial completion certificate from PMC. It is clearly mentioned in the completion certificate that if any other construction is made other than approved plan, it would be demolished without notice.

    For this, the builder and bank would be wholly responsible for granting homeloan for unauthorized flats and builder for creating and selling unauthorized flats.

    How the bank issues Home Loans to these kind of builders without Completion certificate?

    If these kind of incidents happen with 2-3 customers of the same bank, why don't you blacklist them?

    I filed RTI for the same as well as Property Tax ( breakup of actual tax + Penalty ) and will get docs soon in written from PMC.

  16. Do not buy any propoerty of Saarrthi Group. The builder is a thug. Even does not form soicety and do conveyance after 7-8 years of handover for squeezing money during resale by flat owners. Promoters are unetnical, crooks and can do anything for profit. It is astonishing how they go scot free and donot land up in jail even after so many wrong doings.
