Property rates in Pune may go up during the festival season beginning with Ganesh Chaturti!

Visit and book your 1bhk - 2bhk - 3bhk flat in Credai (Pune) property exhibitions starting from today, Friday, August 7, '09

"Given the upswing in market revival we feel the rates may go up during the festival season beginning with Ganesh Chaturti. This exhibition will offer Punekars an opportunity to seize the benefits of builders' proactive measures," says Anuj Bhandari, Chairman Exhibition Committee CREDAI Pune.
In 2009, Ganesh Chaturthi will be celebrated on 23rd August.

The Best of North and South Pune:

From August 7th to the 9th, 2009:

For the convenience of homebuyers, CREDAI Pune is organizing three exhibitions simultaneously in the city. From August 7th to the 9th, 2009, 150 projects from the North and South of Pune will be on display. The exhibition will be held at three different venues, PCMC, Kondhwa and Sinhhgad Road to make it easy for people to visit.

The South of Pune:The North area that comprises of Pimpri, Chinchwad, Pimple Nilakh, Pimple Saudagar, Rahtani, Wakad, Thergaon, Ravet, Kiwale. Sanghvi, Kasarwadi, Bhosri, Charoli, Talegaon, Tathewade, Dighi, Moshi, Akurdi, Nigdi, Chakan and Talwade will have about 80 projects on display and will be held at the Autocluster Institute, opposite Empire Estate Chinchwad, MIDC..

The South of Pune: About 75 projects in the South of Pune that comprises of Kothrud, Warje, Hingane, Dhayari, Sighgadh Road, Ambegaon Nare, Dhankawdi, Wadgaon (Dhayari) Katraj, Bavdhan, Parvati. This will be at Pushpa Mangal Hall at Sinhagad Rd.

Projects in other areas of the South, that is NIBM, Kondhwa (Khurd), Kondhwa (Budruk), Mohammadwadi, Wanworie, Undri, Pisoli, Fatima Nagar will be held at Aditya Business Centre near Jyoti Restauran at Kondhwa.

The exhibitions are on from 4pm to 8pm on the 7th and from 10 am to 8 pm on the 8th and 9th.

Overwhelming Bookings!

Says Anuj Bhandari, Chairman Exhibition Committee CREDAI Pune, ``our last two exhibitions the Best of West and the East received an overwhelming response.

The Best of East saw 131 bookings made at the exhibition itself and in the month that followed we have had 450 bookings.

A large part of this was on account of the positive buyer sentiment, proactive moves by the financial industry as well as steps taken by the builder community to meet buyers' needs. We had several homes that matched the homebuyers' budgets. All this together has resulted in sales picking up.''

Affordable Homes - between Rs 12 to 15 lakhs!

In keeping with this new sentiment, CREDAI Pune has once again targeted affordable homes. Says Bhandari,. ``Though we have a segment of buyers who will pick high end homes, despite the slowdown as they are users and not investors, we have also targetted the affordable homes segment. We have quite a few projects that are between Rs 12 to 15 lakhs. This will also cover the PCMC area."

Don't you think that builders in Pune should not increase the property rates?

What an opportunity! Well in advance, builders in Pune are giving warning about their plan to increase the property rates!!

Those who believe that increasing property rates is unfair should oppose this move.

For example, this exhibition can be a good opportunity for them to launch Munnabhai style "Gandhigiri"!

This exhibition can be a good opportunity for converting "appreciation of property seeking home buyers" to Nishkam Karma Yogis!

    Is this 1000th time price hile threats are being spread which ultimately go down the dust ?     Even Ganapati bappa will not bail the pune real estate out now as builders are switched away from actual market that lies in 15-25 lakhs for quality 2-3 BHKs as vanilla appts in good localities. Not with italian, spanish, unpronounciable project names with "Promised but won't get delivered" amneties.

I heard that there is a new road passing pimple nilakh from wakad which will be connecting directly to Aundh & Baner. Is the area good for investment in future? What will be the new rates in this area?

  6. When all world is going through a major recession, IT, financial and real estate market hit badly, builders announcement of increase in property rate looks just Gimmick. As we all facing this reality, we know slowdown will continue till end of 2010, We should not support any such move. Builders can increase the rate, lets see how many customers buy the property with any increase rate in this slow market.

  7. With a scare of swine flu, companies are moving their people out of Pune. I think no one would be keen on buying properties this festival season.

    Looks like Ganpati bappa is coming this year to teach these head-strong builders a lesson.

  9. Please remember the last recession and the samee pattern will be followed here as well. Ready possession is the mantra in this scenario. Without taking anybody's side, I believe the rates are going to remain constant for a few more months. Builders have failed to realise that the only reason for good selling during the last few months was because of rate cuts. If they increase the rates now, there will not be many buyers. So this sine-wave like pattern will continue for some time. At least for another year or two with moderate increase in prices (5-10%) or depending upon the development of an area, commercially or announcements. In such time, it is better to buy from a reputed builder with at least 10 years of track record. I have seen many of my friends burning their fingures with first timers who are greedy to the core and wants to make it big overnight.

    2. Dear IBM Connos, Yes, Pimple Nilakh, is a good place to live if the project is not in the flood-line. I know Mula, Mutha & Pavana. But don't know anything about Ganga & Panama. Sorry.

Hi, Ganga Panama was a troubled property before but builder has managed to clear it now..it has come out very nice.. atleast 3 buildings...the price quoted to me is as high as Rs 5000 sq ft..it is in approved list of SBI and HDFC ..I am interested in booking 3 bhk...if you find any other information or any caution needs to be taken please let me know....

  12. A multinational company needs about 8-10 acres of land in Pune in Hinjewari / MIDC Bhosari area for a R&D Centre.

    The activity is in the yellow category as per the MPCB norms.

    The connectivity of plot should be excellent and there should be reputed industries in the vicinity.
