Can property rates in Pune real estate market go down further?

Kumar Properties' celebration offer only proves that there is an ample of scope for property price reduction in Pune real estate market.

Excuse may be confusing, but reason for reducing property rates is clear. No builder can afford an inventory of unsold flats and property buyers are purchasing the properties.

What do you think? Is it the right time to buy a home? Can you negotiate for more discount on the property rate than what builder is offering?

By the way, is there any property buyer who really paid increased property rate for Swiss County Too at Thergaon and Silver Mist at Pimple Saudagar?

    Hello Vinod! Yes, you are right. I was upset when the property rates of Nanded City Pune were reduced.

    But, I didn't lost the confidence in the project.

    I thought reducing the property rate to motivate to confirm their flats and pay 10% of agreement cost (when there are no legal sanctions!)
    was a devaluation of the concept of Nanded City Pune.

    Please, have a look what i said on that blog:
    " I feel this is not the price reduction but serious devaluation of the 700 acre integrated township. Instead of motivating the property buyers, this reduction in the property rate is going to demoralize the existing buyers who had expressed their confidence by taking early decision to confirm their bookings."

    If you want to get 10% of the agreement amount and try to stop those property buyers who were going for the recently launched 1 bhk flats, then reduction to 2,500 was not enough!

    (Very few projects were offering 1 bhk flats when Nanded City Pune was launched)

    Because, when Nanded City Pune reduced the rates, 1 bhks were launched at Rs. 2,300 per sq.ft. all over Pune real estate market.

    So why not reduce the property rate to Rs.2,200 or 2,300? I "suggested" that buyers will demand this which you didn't see for the obvious reasons! If you had seen that then you would have demanded more reduction! But you were interested in criticizing me than getting more reduction in property rates!

    Read:
    "These property buyers are going to ask themselves, "Why Rs. 2,500 per sq.ft.? Why not Rs. 2,300 or Rs. 2,200 per sq.ft.?"

    Dear Vinod, please, do these things:
    1) Read between the lines. When i say "He is very intelligent!" Sometimes it means "He is dumb!"
    2) Don't read with the idea of criticizing me. You miss the actual message. If you had a look at the comments, you will find that most of the people "misread it". Only one fellow got it right.

    I was expecting this because generally those who post comment enjoy taking opposite stand.

    If you want to get something out of your time which you invest in reading this blog, remember that i am mischievous!

  3. ravi, sarcasm is not your forte. your blogs would be a better read without them.

    you have written a tome in response to my question but have not answered my question. are you or are you not upset that kumars have reduced their rates? do you think it is only a price reduction or devaluation or whatever-mumbo-jumbo you can think of?

    worth of any asset is what a buyer is willing to pay for it. if the buyers are not willing to pay 3500 per sq foot for something as remote as Nanded city, seller will have to bring the cost down because the property is not worth the originally marketed price. you can call it devaluation, price reduction, sale, offer, promotion, whatever. but it is what it is. you got upset when that happened. why would you get upset if you were not on "their" side?

    as for those gullible people who put in 10% of their money a year ago, they have only themselves to blame. this is the price they will have to pay for not thinking this through. the property was never worth ridiculous original rate and some gullible people did not heed to this fact. they burnt their fingers. big deal. you feel for these few people who have already invested some of their money into this rip-off and want other buyers to get fooled by paying that kind of rate? isn't that what you are saying here -

    Hello Vinod! Is it all about to prove that i am on "their" side? Can't someone have his side? Can't real estate salesman have his own side?

    By the way, i am in real estate industry by choice and i feel very proud about it. I have made substantial contribution to real estate in Pune. I don't feel ashamed or digressed when you say that i am on "their" side.

    I am not trying to defend myself form the charge of being on "their" side. I am telling you that "Dear Vinod, i have my own side. Real estate salesman's side. Ravi Karandeekar the real estate salesman's side!" (i don't claim to represent all real estate salespersons)

    For example, you! You have your opinion , your side. I value your opinion.

    Every one has his views, his side. There are always more sides to any argument. You can prove that you are right. But, i don't think that there is any need to prove that other view is wrong!

    I don't believe in dividing opinions and views in two parts - right or wrong, black and white.

    Whoever writes about real estate should not be either on "their" side or on "our" side.

    For example, representative of a housing finance company could have his own side, his own views about happenings in real estate market!

    Vinod, feel free to express your views. At the same time, you can try to understand other point of view too. It's called an exchange of ideas, an interaction. This is an essence of blogging.

    I hope, you must have got answer to your question! After all, it was not about the property price cut. That was only an excuse to find out on whose side i am. Right? Happy?

  5. you are right that it was not about finding the price cut at Nanded city. i have zero interest in that project. but you are not right when you say that i was trying to find out whose side you are on. i was trying to probe you on what you think of these price cuts announced by kumar builders (who i think are the most overrated builders in this city. but it is not their fault. punekars have this habit of putting someone on a pedestal, be it chitaLe, kumar builders, paranjape builders or sinhagaD.)

  7. i think Vinod is too stuck up on finding utopia ... Ravi, i admire your work and i think its only in our (buyers) interest that you express all possible opinions. Vinod needs a reality check and so do the Pune builders. a golden mean can always be sought if you are a serious home buyer!! ... i did that a couple of weeks ago and the builder did negotiate when we sat to finalize the deal. thats the market for now!! ... it mite rise or fall, but i think a home purchase needs to be made only if it can make you happy ... right?
