  1. 2 BHK of 586 Sqft - and that must be super built up - carpet area would be around 450 sqft - 2 bedrooms, 1 living rooms, 2 baths and a kitchen - welcome to a modern pigeon hole. What do the builders think? Buyers will just look at '2BHK' and line up to book their flats - hello - wake up - Good morning. Price correction means rates go down on a psft basis - not that flat area itself goes down. This seems to be the new model for Pune builders - reduce the area - keep the same rate - and market it as a price correction - that's so ground breaking and innovative - really!

  2. This project SUCKS.

    There is no point in living in such tiny kabooterkhana flats at such a high price.

    Ravi K, I know you will not agree since you are a real estate hyper but do you know what market says ?

    2 BHK in Aundh, Kalyani Nagar, Kothrud..etc areas should not be below 900-1000 sq. ft and should not cost more than 20-22 lakhs.

    For upcoming locations, 2BHk for same area should nto cost more than 10-15 lakhs.

    No matter how badly this comment will be bashed by RaviK and real estate lobby, this is the truth. Till this happens, in market, just games will be played like exhibitions, launch offers, blog marketing, TOI ads for 60-90 lakhs, paid articles, hollow booking claims ..etc. But ulitmate thing, transactions, will never happen, no matter what claims will be made.

  3. A 3000 sq ft luxury house in Aundh, Kalyani Nagar, Kothrud..etc areas should not cost more than 30-40 lakhs.

    For upcoming locations, a Maharaja palace of same area should not cost more than 25-30 lakhs.

    No matter how badly this comment will be bashed by RaviK and real estate lobby, this is the truth. Till this happens, in market, just games will be played like exhibitions, launch offers, blog marketing blah blah blah

  4. A 3000 sq ft flat in Kalyani Nagar will never cost 30L-40L - not even by wildest stretch of imagination. Yes - prices have to correct from peak of 5k-6.5k per sqft - but it will be still be a correction and not a crash. If you want to wait untill rates fall that low - good luck - as there are tens of thousands of buyers who will jump even on a 20% correction in desirable areas. I've been looking at a reasonable price correction of 20% in Kalyani Nagar and Viman Nagar and will buy immediately if I get that in select projects.

    A 3000 sq ft luxury house in In Tier-2/3 cities, ..etc areas WILL not cost more than 10-20 lakhs. Pune has got one of the worst living standards by any means, full of pollution, crowd, congestion everywhere. Hasn't it ?

    Btw, definition of living standards does not include ONLY shopping malls and multiplexes :). There are other crap things like peaceful ambience, clear air, playgrounds, gardens where kids are ALLOWED to walk on green grass :), public transport, low cost of living, absence of manipulators ..etc. I guess Pune has none.

    So let me revise my stand.

    I guess a lot of folks out there think this way. They do not understand the situation completely.

    Just look around you. 80% of existing buyers have booked the flats in the range of 1000 - 1800 p.s.f. in good areas in Pune. Just try to see how many you can find who have booked above than that. I bet you will find none.

    Most of the bookings above 2000 p.s.f. have been done by just a few idiots and mostly speculators.

    This is the fact.

    Currently, there is NO deal happening above 20-25 lakhs. Rest above are just talks in thin air. Nothing concrete.

    If you are really into RE market, just start vsiting site office, projects, socialize around you and get REAL feel of the market. You will certainly agree with me.

  7. Just because Gold was 6k few years ago and I will not pay 15k today even though some idiots might have paid higher then 6k all these years and bought it - makes perfect sense to me. But why wish for prices to roll back to 6k - why not 500 Rs - it's just a wish - let it run wild!!! Wow - how about a 10,000 sq ft bungalow near M.G. Road for 5 lacs - I want that!!! Let's wait - may be some day I will get that.

    If you think thats not fair, who is stopping you if you want to pay 50000000000000000000000 Crs for 2 BHk flat in Pune? Go ahead :)

    Lets talk some sense. Nobody is expecting 100 p.s.f rate in Pune but what a reasonable demand is for sub-2000 rates. If you do not value your money, builders will not.

    Simple question: If current rates are ok, why is there such a lull in the market? I guess you are smart to figure it out.

    I would like to have some reviews on Luchlife and Trimurti Group. How are there projects and where all they have completed there projects on Pune and which are the projects that are under construction. I know one of the projects that is currently under construction which is Sky Heights.

    Over all how is there construction quality, both from outside and inside. Do they use good materials for various fittings used inside etc.

    WHat is the current property rate charged at Sky Heights and has anybody invested recently?
