  2. @sandy! Thanks, i am fine. I would have liked if Nanded City would have opened booking at this rate. Frankly, hats off to Kumar Properties! You need guts to take such a sensible step. I haven't been to the site. But even if it is in 'the jungle', i do not mind booking at this rate because it is around 40 acres! I think by declaring this introductory rate Kumar Properties has proved that if there is a will, "good builder" can reduce the rate. Now, many builders will get courage to launch new projects at lesser rates.

  3. Hi Ravi,

    Today I visited the site, checked the sample flats and brought the brochures.

    The initial booking amount is Rs 50k. Initially they are providing the booking for buildings located in north direction(the inner most part of the project). Three buildings have already been booked with only few flats remaining (as told by the site representative). These are A8, A9 and A10. This has happened only in 2-3 days after the launch. Now there are 3 more building for which booking is open currently. They are A11, A14 & A15.

    As you mentioned, it is indeed a bold step to provide the booking rate of 2500, but I think once you should take a look at the site location. Well it’s not in the Jungle, its just 2kms from Hadapsar Gadital. BUT, frankly speaking I didn't like the vicinity around the Project. Kumar's Park Infinia is like a Lotus in a pool of mud. The road leading to this site is also not developed properly. And after seeing the location I hardly believe that the surroundings will develop in couple of years as one would expect them to be.

    Well that’s my view. May be m more pessimistic about this project's surroundings. May be m right. May be m wrong. I don't know. Only time will tell. But I sincerely request you to visit this site. May be tomorrow, if you have time and then enrich everyone's knowledge with your brilliant comments and suggestions.

    One thing I must say. This place is just 12 kms from Pune railway station. And just 2kms from Gadital. I didn't find it too far.

    Please reply back as soon as you get time and stuff to write.

    Does this mean that prices re coming down?
    I think this price tag is still on the higher side. I would be glad to see 1700/- p.s.ft.
    You will see this in a couple of years. Tell me how many flats are booked in Mega Polis, Blue Ridge, Nanded City till date? Schemes in the prime city area are not 100% sold.

It may have prompted him to price reasonably! Yes, i visited the site and writing a post today. Next time i would like to visit the site with you. It would be an enriching experience for me.

I give information about Pune real estate market. Of course, it is not 'pure information'. I add little bit of my opinion, my perspective. But i do not advertise. I say this not because i am against advertising. In fact, real estate advertising was my specialization for more than 10 years. My ad agency was the leading Pune real estate ad agency. I used to enjoy it like anything and even today i am proud about it. But i am no more in advertising. I do not mind advertising a real estate project on the blog. But i will not hide, i will do it openly if i am promoting any project for the fee. At this point of time, i am not advertising, promoting any project. I am sure, you are aware about this. When you say "you advertise", i am sure, you are not including me in it. Right? Good! 2) not priced reasonably, Nobody claims that real estate is priced reasonably! Everybody, including builders, agree that prices have 'appreciated'. When a project is launched every builder relates his rate to the ongoing rate in his location, we all know. Plus he adds for his specifications and for his brand value. Result is major portion of the buyers do not afford it. I was on site real estate salesman before i stared this blog. While attaining the customers, I have experienced the pain, anger and frustration of the buyers. At the same time, i know those who have already booked are very happy about the price rise because it is an appreciation of their property. 3) Builders hike the Real estate price is half truth. 50% credit goes to Real estate buyers, i am sure, you know this well. One has to pay higher rate then and then rate can increase. Commonsense. Isn't it? Point is, if real estate buyers stop paying more then prices will come down. Please, do not consider it as a 'defeat of an evil power'. It's business. Am i taking side of a builder? No. I am putting a different perspective. Which, i hope, will reduce some anxiety. Less anxious, less angry person can take a better buying decision. Though, i am not advertising, promoting or selling real estate on this blog, you know, i am trying to assist you in making up your mind about buying real estate. 4)You just can't relate everything to petrol price.   9. Thanks Ravi. The price tag seems quite attractive compared to other town-ships such as BR, MP, Nanded Cty. I want to book only from investment perspective and I am ready to hold for next 7 years. What is your guess on the pricing of this property by 2015? Do you think, it will be double to 5000 p.s.ft. I feel, if the market rises at this rate, it will surely touch 5K but in the present global scenario, it is les likely. What are your views?
    Secondly, I am also worried on the second aspect which is gaining fast liquidity from realty investment. As there are ample options available, I wonder who will come forward to buy my 7 year old flat at a price tag of 5K in 2015? What you say.

  10. double to 5000 p.s.ft. double in 7 years is possible considering F.D. in Bank doubles. who will come forward to buy my 7 year old flat at a price tag of 5K in 2015? if you visit the PMT bus stop at Hadapsar Gadital, you will find every bus going to Saswad (ticket 12 -14 rupees) is over full in no time. I was shocked to see it. Private jeeps charge 25 rupees for Jejuri. Both towns are just above the Ghats. Fursungi would be a prime residential area in the heart of the town, Hadapsar. Real estate iss all about location, location and location! Isn't it? Pune ring road is going to change the perspective about prime location and close proximity.

    Comparing Magar Patta, Mega Polis, Park Infinia and Blue Ridge; who would be a better deal in terms of price, possession, location and most importantly quality of construction, quality of service and value to end users? I know you are more experienced in the real estate market and might know a bit more than an ordinary person knows about this investment.

But let me first study at least the plans. True, execution is more important and providing infrastructure service is totally new experience for many builders, still on the conceptual level we have to compare to find out suitable project for our needs. Give me some time to study. Otherwise what i say would be a casual remark, reflecting my prejudices. For example, i can say only 'great!' to Nanded City Pune because 1) Architect of the project, Prakash Deshmukh of Space Designers, was my mentor when i was in real estate advertising plus 2) an Indian Architect 3) Indian funding and 4) Indian ownership of the project, (not foreign architect or funding from hedge funds like other projects) appeals to my nationalistic sentiments! These things are important, on emotional as well as on practical level, but we have to learn to think 'global'. We are not U.S.A.! Isn't it?

  17. Plot = Flat Thanks for the complements. But i can not say much about this. Looks like you do not have any option. Or you can not see any point in keeping your plot. Or you liked the idea of investing in the flat in mega township. Whatever the reason. I think you should consider one point. These townships are going to take 7 to 11 years to develop completely. If you invest now, value of the investment will change. But only on the paper. In reality, worth of your investment will revert back to what was 4 years ago.

  19. My current experience has been that the Builders are not reducing the prices directly but they are including Refrigerators, microwaves, washing machines etc. Basically indirect reduction in price.
    So my question would be should I wait for some more time say 6 months to buy 1 row house and 1 - 2BHK flat.

  21. i visited park infinia today- it looks great and i feel it will have good value like magarpatta city developed rapidly..may be magarpatta was good location comparatively ...but park infinia looks good. Rates i heard today was 2350 per sq feet. Its disappointing that rates from last 2 years are just out of reach. purchasing home is no more easy!! i don't think rates will come down from 2350.

    I visited Park Infinia last week and quite liked the project. Specially the open garden space and more importantly flat designs with attractive rates. But, the only thing I am concerned about is that Phursungi is not yet covered in Pune Municipal Corporation which may lead to serious water problem in future. Builder is telling that it will very soon come into PMC. I would like to hear from you if you have any opinion about phursungi ?

    Why do you think that merger of Phursungi in PMC will assure enough water supply? PMC is a city in which people live and not a big water tank, pond, dam or a river.

    I have almost booked the flat in Park Infinia, Agreement is not yet completed. Many people said there is hardly a scope of Development there in another 2-3 years...

    I am now worried about the future when I would like to sell the property.

    I would seriously need an advice from you in terms of the Area development in the future. What is the scope ? What return I would get after 4-5 years for Park nfinia ?

    What if you have to take a flat there.. Would you prefer ?

    Now I am satisfied with this project and currently they are charing 2550/sq feet.
    This is really a nice project and Its very green as well. Lots of space and very good aminities.
    About the location - I would say as if now it is under development and within a year or 2 you would see the different. With 3 year price would surley go above 4000.

    There are lot many projects going to come once the garbage dump gets little settledown which is 5kms away from the project.

    garbage dump processing is going on and things would be fine there.

    Its definatley a good project.

  30. Returns depends upon many things. At this point, its better to think about the sustenance. If projects sustain well - you can get good appreciation. If you are not living and contributing to make the project sustainable - you can only hope and pray!

    In park infinia 2 bhk flat , the carpet area is just 723 sqft(including terrace) whereas the saleable area is 940 sqft. Is this justified or they are fooling around the buyers? It would be gr8 if u provide some inputs here.

Please can anyone provide their opinion whether it is advisable to buy it in phursungi or should i opt for handewadi ?
